Here are some thoughts we have regarding the current market as we see it.  The Lawhead Team is seeing the market begin to stabilize a little bit as buyers are absorbing existing inventory and while multiple offers are still commonplace, the majority of current buyers for the most part are not getting caught up in the hype and panicking and paying above market price.

At the end of the day, unless it’s an all cash buyer, the property still has to appraise in order for the lending institution to approve and execute the loan. We are seeing some all cash buyers paying over what we believe is a fair and reasonable purchase price.

marketWithout an appraisal there really isn’t a market “gut check” but obviously this is an acceptable condition to those buyers as long as the market continues its upward trending and there is increased property valuation.  With the recent Fed involvement, the number of short sales and foreclosures continues to diminish and the majority of closed transactions are traditional/equity sales.
