The Lawhead Team would like to share the HomeDex Report’s latest trends for single family detached homes in North San Diego County:
The median price for all homes in North San Diego County – single family detached and single-family attached – increased to $510,000 in May 2014, from $493,750 in April 2014.
The median-priced single family detached (SFD) home in North San Diego County decreased 1.49 percent, from $571,000 in April 2014 to $562,500 in May 2014. Year-over median SFD price in North San Diego County increased 1.26 percent, compared to 555,500 in May 2013 – making 22 straight months of yearover median price increases.
The SFD median price in non-North County Zip Codes increased 1.67 percent, from $450,000 in April 2014 to $457,500 in May 2014. Year-over non-North County median price increased 8.93 percent, from $420,000 in May 2013, the 26 month of year-over median price increases.
The median single family detached price in San Diego County increased 2.55 percent, to $500,000 in May 2014 from $489,000 in April 2014. Year-over county-level SFD median price increased 6.85 percent, compared to May 2013.
The median days-on-market for North San Diego County SFD homes sold decreased, to 19 days in May 2014 from 27 days in April 2014.
The SFD median price-per-square foot increased 9.66 percent year-over from May 2013.
The number of sold single family detached units in North San Diego County increased 4.63 percent in May 2014 from April 2014; year-over sold SFD units declined 16.06 compared to May 2013.
SFD total sales volume decreased 18.29 percent year-over, compared to May 2013.
Single family detached listings (active and contingent) in North San Diego County increased 10.13 percent in May 2014 from April 2014, and increased 28.39 percent year-over compared to May 2013.
SFD listings (active and contingent) in San Diego County increased 10.99 percent in May 2014 from April 2014, and increased 25.85 percent year-over from May 2013.
