The Lawhead Team would like to share Homedex Report’s latest for single family detached home in beautiful North County San Diego.
- The median price for all homes in North San Diego County – single family detached and single-family attached – increased from $495,000 in August 2013 to $499,950 in September 2013.
- The median-priced single family detached (SFD) home in North San Diego County declined 0.87 percent, to $570,000 in September 2013 from $575,000 in August 2013. However, year-over median SFD price in North San Diego County increased 18.75 percent, compared to $480,000 in September 2012 – making 14 months of year-over median price increases.
- The single family detached median price in non-North County Zip Codes increased 3.32 percent, from $435,000 in August 2013 to $449,450 in September 2013. Year-over non-North County median price increased 23.14 percent, from $365,000 in September 2012, the 18th month of year-over median price increases.
- The median SFD price in San Diego County increased 1.03 percent, to $490,000 in September 2013 from $485,000 in August 2013. Year-over county-level single family detached median price increased 21 percent from September 2012.
- The median days-on-market for North San Diego County SFD homes sold increased, to 25 days in September 2013 from 21 days in August 2013.
- The SFD median price-per-square foot fell to $270 in September 2013, from $273 in August 2013, up 18.81 percent year-over compared to September 2012.
- The number of sold single family detached units in North San Diego County decreased 21.25 percent in September 2013 from August 2013, and year-over sold SFD units dropped 5.9 percent from September 2012.
- SFD total sales volume jumped 20.48 percent year-over from September 2012, the 18th straight month increase.
- SFD listings (active and contingent) in North San Diego County increased just 0.18 percent in September 2013 from August 2013, and fell 1.96 percent yearover compared to September 2012 making 25 straight months of year-over decreases in listings.
- Single family detached listings (active and contingent) in San Diego County increased 2.78 percent in September 2013 from August 2013, but decreased 5.74 percent year-over from September 2012.
