The Lawhead Team would like to share the latest key point from the CAR’s HomeDex Report for North San Diego County:
- The median price for all North County home sales – attached and detached – increased to $510,000 in December 2014 compared to $485,000 in November 2014.
- Detached homes in North County increased 1.77 percent in December 2014 to $575,000, compared to $565,000 in November 2014. Year-over median price for SFD homes in North San Diego County increased 6.48 percent, compared to $540,000 in December 2013. Yearover median SFD prices have increased each month since summer 2012.
- Detached home prices OUTSIDE North County decreased 2.07 percent to $450,000 in December 2014 compared to $459,500 in November 2014. Year-over non-North County median price increased 1.98 percent compared to $441,250 in December 2013, continuing 32-months of year-over median price increases according to the HomeDex Report.
- Attached home prices in North County decreased by 9.56 percent to $339,154 in December 2014 compared to $375,000 in November 2014. Year-over SFA North San Diego County median price increased 0.05 percent, compared to $339,000 in December 2013, continuing 35straight months of year over price increases.
- Non-North County attached home prices increased 6.42 percent to $329,900 in December 2014 compared to $310,000 in November 2014. Year-over non-North County SFA median price increased 17 percent, compared to 282,000 in December 2013.
- The number of North San Diego SFD listings (active and contingent) decreased 15.82 percent in December 2014 compared to November 2014, and jumped 14.23 percent year-over compared to December 2013.
- The number of sold North San Diego County SFD units jumped 27.14 percent in December 2014 compared to November 2014 according to the HomeDex Report. Year-over sold SFD units increased 9.65 percent compared to December 2013.
- Median days-on-market for single-family detached homes sold in North County decreased to 30 days in December 2014 compared to 32 days in November 2014.
- The HomeDex affordability percentage for all homes in North San Diego County – attached and detached remained at 33 percent in December 2014 compared to November 2014.
