The Lawhead Team would like to share the 2014 Year End Report from the California Association of Realtors® HomeDex Report for North San Diego County.
Single-Family Detached Median Prices and Home Characteristics
- The median price for North San Diego County single-family detached (SFD) homes sold increased 7.22 percent in 2014, to $579,000 in 2014 compared to $540,000 in 2013.
- Median price-per-square foot increased 9.10 percent, from $255 in 2013 to $278 in 2014.
- The number of SFD homes sold San Diego County decreased 9.7 percent in 2014 compared to 2013.
- The decreased sales offset the increase in prices, leading to a 1.50 decrease in total sales volume (total value of all homes sold) in 2014 from 2013.
Housing Affordability – Single-Family Detached Homes
- The monthly payment for a conventional mortgage – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County ranged between $2,826 and $3,074 in 2014.
- The percent of San Diego County households that could afford the median-priced SFD home in North County ranged between 24 and 28 percent in 2014, according to the North San Diego County HomeDexTM. In non-North County, the percentage of households that could afford the median-priced home in 2014 ranged between 36 and 39 percent.
Single-Family Attached Median Prices and Home Characteristics
- The median-priced single-family attached (SFA) home in North San Diego County increased 11.96 percent, from $326,000 in 2013 to $365,000 in 2014.
- Median SFA home price per-square-foot increased 11.57 percent, from $262 in 2013 from $292 in 2014.
- The number of sold SFA homes decreased 1.52 percent from 2013 to 2014.
- Total dollar sales volume increased 10.36 percent in 2014 compared to 2013.
Housing Affordability – Single-Family Attached Homes
- The monthly payment for a conventional mortgage (principal, interest, property taxes, and insurance) to purchase the median-priced SFA home in North San Diego County during 2014 ranged between $1,642 and $1,988.
- The percent of San Diego County households that could afford the median-priced SFA home in North County ranged between 43 and 53 percent in 2014, according to the North San Diego County HomeDexTM. affordabilty.
