The Lawhead Team makes an extra effort to ensure they are on top of the residential housing market for San Diego county by studying the monthly HomeDex report for North San Diego County.
We would like to share some interesting statistics on single family detached homes presented in October’s HomeDex report for North San Diego County.
- The median price for all homes in North San Diego County – single-family detached and single-family attached – increased from $405,000 in August 2012 to $410,000 in September 2012.
- The median-priced single-family detached (SFD) home in North San Diego County jumped 5.26 percent to $480,000 in September 2012 from $456,000 in August 2012 – September 2012 was the highest monthly median price reported in the last four years. Year-over median SFD price in North San Diego County increased 10.34 compared to $435,000 in September 2011, the highest year-over increase since summer 2010.
- The SFD median price in Non-North County zip codes increased 1.67 percent from $359,000 in August 2012 to $365,000 in September 2012. Year-over Non-North County prices were also up, by 12.31 percent, compared to $325,000 in September 2011, continuing a six-month trend of year-over price increases.
- The median SFD price in San Diego County rose 3.85 percent from $390,000 in August 2012 to $405,000 in September 2012. Year-over county SFD median prices jumped 12.5 compared to September 2011, continuing a four-month yearover price increase following 15-months of year-over declines.
- The median days-on-market for North San Diego County SFD homes sold increased from 40 days in August 2012 to 42 days in September 2012; the average number of days-on-market decreased from 74 days in August 2012 to 72 days in September 2012.
- The SFD median price-per-square foot increased to $227 in September 2012 from $216 in August 2012, the highest level reported since July 2010, and increased 8.97 percent year-over from September 2011.
- The number of sold SFD units in North San Diego County dropped 22.77 percent in September 2012 from August 2012 following a 17 percent increase last month. Year-over sold SFD units rose 13.68 percent from September 2011, the 15th month of year-over increases in sold units.
- SFD total sales volume increased 20.61 percent year-over from September 2011, making six months of year-over increases.
SFD listings (active and contingent) in North San Diego County decreased 6.62 percent in September 2012 from August 2012 and 38.35 percent year-over from September 2011– this was the 13th month of year-over declines in listings.
- SFD listings (active and contingent) in San Diego County decreased 5.43 percent from August 2012 to September 2012 and dropped 34.85 percent year-over from September 2011.
