The median price for all North County San Diego home sales – attached and detached – increased to $425,000 in December 2012 compared to $410,000 in November 2012.
Detached homes in North County San Diego increased 1.03 percent in December 2012 to $489,500 compared to $484,500 in November 2012. Year-over median price in North San Diego County jumped 18.25 percent compared to $413,938 reported in December 2011, the fifth consecutive month of year-over price increases.
Detached home prices OUTSIDE North County increased 3.54 percent to $383,000 in December 2012 compared to $369,900 in November 2012. Year-over non-North County prices jumped 17.85 percent compared to $325,000 in December 2011, making nine months of year-over price increases.
Attached home prices in North County San Diego increased 4.67 percent to $280,000 in December 2012 compared to $267,500 in November 2012.
Non-North County attached home prices decreased 5.00 percent in December 2012 to $244,000 compared to $256,850 in November 2012.
The number of North County San Diego SFD listings (active and contingent) decreased 14.93 percent in December 2012 compared to November 2012 and dropped 44.65 percent year-over compared to December 2011.
The number of sold North San Diego County SFD units increased 7.29 percent in December 2012 compared to November 2012. Year-over sold SFD units increased 4.35 percent compared to December 2011.
Median days-on-market for single-family detached homes sold in North County increased to 48 days in December 2012 compared to 37 days in November 2012.
The HomeDex affordability percentage for all homes in North County San Diego – attached and detached – decreased to 41 percent in December 2012 compared to 42 percent in November 2012.
The median price for all homes in North San Diego County – single-family detached and single-family attached – increased to $425,000 in December 2012 from $410,000 in November 2012.
The median-priced single-family detached (SFD) home in North County San Diego increased 1.03 percent from $484,500 in November 2012 to $489,500 in December 2012 — the highest median price since June 2008. Year-over median SFD price in North San Diego County increased 18.25 from $413,938 in December 2011, making five straight months of year-over price increases.
The SFD median price in Non-North County zip codes rose 3.54 percent to $383,000 in December 2012 from $369,900 in November 2012. Year-over Non-North County prices jumped 17.85 percent from $325,000 in December 2011, making nine months of year-over price increases.
The median SFD price in San Diego County increased 2.44 percent to $420,000 in December 2012 from $410,000 in November 2012. Year-over county SFD median price increased 18.33 compared to December 2011, the seventh month that year-over price has increased.
The median days-on-market for North County San Diego SFD homes sold increased to 48 days in December 2012 from 37 days in November 2012; the average number of days-on-market rose from 69 days in November 2012 to 75 days in December 2012.
The SFD median price-per-square foot increased from $221 in November 2012 to $227 in December 2012, and was up twelve percent year-over from December 2011.
The number of sold SFD units in North San Diego County increased 7.29 percent from November 2012 to December 2012. Year-over sold SFD units increased 4.35 percent compared to December 2011 – a 19 month trend of year-over increases in sold units.
SFD total sales volume jumped 25.06 percent year-over from December 2011, continuing a nine-month trend of year-over increases.
SFD listings (active and contingent) in North County San Diego decreased 14.93 percent from November 2012 to December 2012 and dropped 44.65 percent yearover from December 2011, the 16th month of year-over declines.
SFD listings (active and contingent) in San Diego County decreased 13.23 percent in December 2012 from November 2012 and dropped 39.44 percent year-over compared to December 2011.
The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased to $2,284 in December 2012 (based on a conventional mortgage) from $2,278 in November 2012. The monthly payment for the median-priced SFD home in Non-North San Diego County increased from $1,739 in November 2012 to $1,787 in December 2012.
The percent of San Diego County households that could afford the median-priced SFD home in North County remained at 34 percent for the fourth straight month, according to the North San Diego County HomeDex TM; the affordability percentage in Non-North County zip codes decreased to 46 percent in December 2012 from 47 percent in November 2012.
The affordability percentage was 35 percent in North San Diego County and 46 percent in Non-North San Diego County in December 2011.
The HomeDex affordability percentage for all homes in North County San Diego – single-family detached and single-family attached together – decreased from 42 percent in November 2012 to 41 percent in December 2012.
