The Lawhead Team has HomeDex’s most recent report for North County San Diego’s single family detached homes including the house affordability.
- The median price for all homes in North San Diego County – single-family detached and single-family attached – increased to $470,000 in April 2013 from $448,000 in March 2013.
- The median-priced single-family detached (SFD) home in North San Diego County increased 1.9 percent, from $525,000 in March 2013 to $535,000 in April 2013.
- Year-over median SFD price in North San Diego County increased 27.38percent, from $420,000 in April 2012, continuing a nine-month trend of year-over median price increases (the last two months exceeding 25 percent). April 2013 reported the highest median price in North County since mid-2008.
- The SFD median price in non-North County Zip Codes increased 1.27 percent, to $400,000 in April 2013 from $395,000 in March 2013. Year-over non-North County median price increased 17.73 percent, from $339,750 in April 2012, making a 13-month trend of year-over median price increases.
- The median SFD price in San Diego County increased 3.45 percent, to $450,000 in April 2013 from $435,000 in March 2013. Year-over county-level SFD median price increased 23.29 compared to April 2012, the eleventh month of year-over median price increases
- The median days-on-market for North San Diego County SFD homes sold fell to 19 days in April 2013, from 26 days in March 2013.
- The SFD median price-per-square foot increased from $242 in March 2013 to $247 in April 2013, marking a 17.85 percent year-over increase from April 2012.
- The number of sold SFD units in North San Diego County increased 9.03 percent from March 2013 to April 2013. Year-over sold SFD units increased 8.91 percent from April 2012.
- SFD total sales volume increased 34.21 percent year-over compared to April 2012, the 13th straight year-over monthly increase.
- SFD listings (active and contingent) in North San Diego County rose 0.76 percent from March 2013 to April 2013, but decreased 38.83 percent year-over from April 2012 – the 20th month of year-over declines in listings.
SFD listings (active and contingent) in San Diego County decreased 1.54 percent from March 2013 to April 2013, and decreased 38.48 percent year-over from April 2012.
- The monthly payment – including principal, interest, property taxes, and insurance– for the median-priced SFD home in North San Diego County increased to $2,532 in February 2013 (based on a conventional mortgage) from $2,459 in March 2013.
- The monthly payment for the median-priced SFD home in non-North San Diego County increased from $1,850 in March 2013 to $1,893 in April 2013.
- The percent of San Diego County households that could afford the median-priced SFD home in North County decreased, to 30 percent in April 2013 from 31 percent in March 2013, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County Zip Codes decreased to 43 percent in April 2013, from 44 percent in March 2013.
- In April 2012, the affordability percentage was 38 percent in North San Diego County and 48 percent in non-North San Diego County.
- The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – decreased from 39 percent in March 2013 to 36 percent in April 2013.
