Homedex’s report on San Diego’s North County housing market.
The Lawhead Team strives to stay on top of the latest in San Diego North County’s housing market. The following are the key points from the HomeDex report:
The median price for all North County San Diego home sales – attached and detached – increased to $499,950 in September 2013 compared to $495,000 in August 2013.
Detached homes in North County San Diego declined 0.87 percent in September 2013 to $570,000 compared to $575,000 in August 2013. Year-over median price for SFD in North San Diego County jumped 18.75 percent, compared to $480,000 in September 2012, making 14 straight months of year-over median price increases.
Detached home prices OUTSIDE North County increased 3.32 percent to $449,450 in September 2013 compared to $435,000 reported in August 2013. Year-over non-North County median price jumped 23.14 percent compared to $365,000 in September 2012, making 18 straight months of year-over median price increases.
Attached home prices in North County San Diego rose 4.41 percent to $355,000 in September 2013 compared to $340,000 in August 2013. Year-over North San Diego County median price jumped 30.04 percent, compared to $273,000 in September 2012.
Non-North County attached home prices decreased 3.08 percent to $285,900 in September 2013. Year-over countywide SFA median price jumped 27.92 percent, compared to September 2012.
The number of North San Diego SFD listings (active and contingent) increased just 0.18 percent in September 2013 compared to August 2013, and fell 1.96 percent year-over compared to September 2012 – making 25 straight months of year-over declines in listings.
The number of sold North San Diego County SFD units decreased 21.25 percent in September 2013 compared to August 2013. Year-over sold SFD units fell 5.9 percent compared to September 2012.
Median days-on-market for single-family detached homes sold in North County increased to 25 days in September 2013 compared to 21 days in August 2013.
The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – was 30 percent in September 2013.
