The Lawhead Team would like to share some of our latest housing trends for attached homes, such as condominiums and town homes, in San Diego’s North County:
- The North San Diego County median-priced single-family attached (SFA) home, such as a condominium, decreased 3.68 percent, from $353,000 in July 2013 to $340,000 in August 2013.
- Non-North San Diego County SFA home, such as a condominium, median price was constant at $295,000 in August 2013.
- North San Diego County SFA median price increased 21.43 percent year-over, from $280,000 in August 2012, the ninth straight month of year-over price increases over 20 percent. Non-North County SFA homes, such as a condominium, median year-over price increased 32.88 percent, from $222,000 in August 2012.
- San Diego County SFA home median price declined 3.28 percent, to $310,000 in August 2013 from $320,500 in July 2013. Year-over county median price increased 29.17 percent compared to August 2012.
- The median number of days-on-market for North County SFA homes, such as a condominium, sold decreased, from 16 days in July 2013 to 15 days in August 2013. The average number of days-on-market increased, to 39 days in August 2013 from 35 days in July 2013.
- The number of sold SFA units dropped 5.79 percent in August 2103 from July 2013; the number of sold SFA units in non-North County Zip Codes increased 0.89 percent in August 2013 from July 2013.
- Year-over SFA sales in North San Diego County increased 3.17 percent, compared to August 2012. Non-North County year-over sold units increased 2.88, compared to August 2012.
- SFA listings (active and contingent) in North San Diego County increased 8.98 percent from July 2013 to August 2013, but decreased 27.46 percent year-over compared to August 2012. San Diego County SFA, such as a condominium, listings (active and contingent) increased 6.08 percent from July 2013 to August 2013, and decreased 20.65 percent year-over compared to August 2012.
- The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County declined, to $1,631 in August 2013 from $1,679 in July 2013. The monthly payment for the median priced SFA home in non-North San Diego County zip codes increased, to $1,415 in August 2013 from $1,403 in July 2013.
- The percent of San Diego County households able to afford the median-priced SFA home, such as a condominium, in North County increased, from 50 percent in July 2013 to 51 percent in August 2013.
- The SFA home affordability level for non-North San Diego County zip code remained at 58 percent in August 2013.
- In August 2012, 58 percent of county households were able to afford the median-priced SFA home, such as a condominium, in North San Diego County; 69 percent were able to afford the median-priced SFA home in non-North County zip codes.
