Single-Family Detached Home Prices.
The median price for all homes in North San Diego County – single-family detached and single-family attached – declined to $405,000 in February 2013 from $410,000 in January 2013.
- The median-priced single-family detached (SFD) home in North San Diego County rose 1.61 percent from $465,000 in January 2013 to $472,500 in February 2013. Year-over median SFD price in North San Diego County increased 13.86, from $415,00 in February 2012, continuing a seven-month trend of year-over median price increases (the last six months exceeding 10 percent).
- The single-family detached median price in non-North County Zip Codes increased 4.17 percent to $375,000 in February 2013 from $360,000 in January 2013. Year-over non-North County prices increased 14.68 percent, from $327,000 in February 2012, the eleventh consecutive month of year-over median price increases.
- The median single-family detached price in San Diego County increased 3.84 percent to $406,000 in February 2012 from $391,000 in January 2013. Year-over county SFD median price increased 12.81 compared to February 2012 – the ninth month of year-over price increases.
- The median days-on-market for North San Diego County single-family detached homes sold increased to 38 days in February 2013 from 36 days in January 2013.
- The SFD median price-per-square foot decreased from $227 in January 2013 to $222 in February 2013, but increased 11.63 percent year-over compared to February 2012.
- The number of sold SFD units in North San Diego County decreased 7.49 percent from January 2013 to February 2013. Year-over sold single-family detached units decreased 5.79 percent from February 2012, countering a trend of 20-months with year-over increases in sold units.
- SFD total sales volume increased 11.49 percent year-over compared to February 2012, continuing an 11-month trend of year-over increases.
- SFD listings (active and contingent) in North San Diego County increased 6.72 percent from January 2013 to February 2013 – the first monthly increase in 12 months – but decreased 40.6 percent year-over from February 2012, making the 18th month of year-over declines in listings.
- Single-family detached listings (active and contingent) in San Diego County increased 1.14 percent in February 2013 to January 2013, but decreased 40.15 percent year-over from February 2012.
Housing Affordability – Single-Family Detached Homes
- The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single-family detached home in North San Diego County increased to $2,197 in February 2013 (based on a conventional mortgage) from $2,156 in January 2013. The monthly payment for the median-priced SFD home in non-North San Diego County increased from $1,669 in January 2013 to $1,743 in February 2013.
- The percent of San Diego County households that could afford the median-priced single-family detached home in North County decreased to 36 percent in February 2013 from 37 percent in January 2013, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County Zip Codes decreased to 47 percent in February 2013 from 49 percent in January 2013.
- In February 2012, the affordability percentage was 33 percent in North San Diego County and 44 percent in non-North San Diego County.
- The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – fell slightly from 44 percent in January 2013 to 43 percent in February 2013.
