The Lawhead Team aims to stay up to date with the latest HomeDex Reports. Here is the latest HomeDex report for February for single detached homes in North San Diego County:
- The median price for all North County home sales – attached and detached – decreased to $410,000 in January 2013 compared to $425,000 in December 2012.
- Detached homes in North County decreased 5.01 percent in January 2013 to $465,000 compared to $489,500 in December 2012. Year-over median price in North San Diego County increased 16.25 percent compared to $400,000 reported in January 2012. Year-over median price has increased six straight months, with the last five months exceeding 10 percent.
- Detached home prices OUTSIDE North County decreased 6.01 percent to $360,000 in January 2013 compared to $383,000 in December 2012. Year-over non-North County prices increased 12.5 percent compared to $320,000 in January 2012, the tenth month of year-over price increases.
- Attached home prices in North County increased 1.79 percent to $285,000 in January 2013 compared to $280,000 in December 2012.
- Non-North County attached home prices decreased 6.97 percent in January 2013 to $227,000 compared to $244,000 in December 2012.
- The number of North San Diego SFD listings (active and contingent) decreased 0.24 percent in January 2013 compared to December 2012 and dropped 44.85 percent year-over compared to January 2012.
- The number of sold North San Diego County single family detached homes dropped 20.38 percent in January 2013 compared to December 2012. Year-over sold SFD units increased 22.57 percent compared to January 2012.
- Median days-on-market for single-family detached homes sold in North County fell to 36 days in January 2013 compared to 48 days in December 2012.
- The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 44 percent in January 2013 compared to 41 percent in December 2012.
- The median price for all homes in North San Diego County – single-family detached homes and single-family attached – fell from $425,000 in December 2012 to $410,000 in January 2013.
- The median-priced single-family detached (SFD) home in North San Diego County decreased 5.01 percent to $465,000 in January 2013 from $489,500 in December 2012. Year-over median SFD price in North San Diego County increased 16.25 compared to $400,000 in January 2012 – year-over median price has increased six straight months, with the last five months exceeding 10 percent.
- The single family detached homes median price in Non-North County zip codes dropped 6.01 percent from $383,000 in December 2012 to $360,000 in January 2013. Year-over Non-North County prices increased 12.5 percent compared to $320,000 in January 2012 – the tenth month of year-over median price increases.
- The median SFD price in San Diego County decreased 6.9 percent from $420,000 in December 2012 to $391,000 in January 2013. Year-over county level SFD median price increased 12.03 from January 2012, for the eighth month of yearover price increases.
- The median days-on-market for North San Diego County SFD homes sold fell from 48 days in December 2012 to 36 days in January 2013; the average number of days-on-market decreased to 68 days in January 2013 from 75 days in December 2012.
- The SFD median price-per-square foot remained at $227 in January 2013, but increased 11.39 percent year-over compared to January 2012.
- The number of sold SFD units in North San Diego County dropped 20.38 percent in January 2013 from December 2012. However, year-over sold SFD units were up 22.57 percent from January 2012, continuing a 20-month trend of year-over increases in sold units.
- SFD total sales volume increased 39.84 percent year-over from January 2012, a ten-month trend of year-over increases.
- SFD listings (active and contingent) in North San Diego County dropped just 0.24 percent in January 2013 from December 2012 but dropped 44.85 percent yearover from January 2012 — the 17th month of year-over declines.
- SFD listings (active and contingent) in San Diego County decreased 4.41 percent from December 2012 to January 2013 and 40.56 percent year-over from January 2012.
- The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single family detached homes in North San Diego County decreased from $2,284 in December 2012 (based on a conventional mortgage) to $2,156 in January 2013. The monthly payment for the median-priced SFD home in Non North San Diego County decreased to $1,669 in January 2013 from $1,787 in December 2012.
- The percent of San Diego County households that could afford the median-priced single family detached homes in North County increased from 34 percent in December 2012 to 37 percent in January 2013, according to the North San Diego County HomeDex the affordability percentage in Non-North County zip codes rose from 46 percent in December 2012 to 49 percent in January 2013.
- The affordability percentage was 37 percent in North San Diego County and 48 percent in Non-North San Diego County in January 2012.
- The HomeDex affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – increased to 44 percent in January 2013 from 41 percent in December 2012.
