Below are some statistics for home prices and housing affordability in North San Diego County for single family attached homes.
- The North San Diego County median-priced single family attached homes fell 2.5 percent to $273,000 in September 2012 from $280,000 in August 2012.
- Non-North San Diego County single family attached homes median price rose 0.68 percent from $222,000 in August 2012 to $223,500 in September 2012.
- North San Diego County single family attached homes median price jumped 14.11 percent year-over compared to $239,250 in September 2011. Non-North County SFA median year over price rose 14.03 percent from $196,000 in September 2011.
- County-wide single family attached homes median price remained at $240,000 in September 2012.
- Year-over county median price increased 15.66 percent compared to September 2011.
- The median number of days-on-market for North County single family attached homes sold increased from 47 days in August 2012 to 50 days in September 2012. The average number of days-on-market decreased from 78 days in August 2012 to 77 days in September 2012.
- The number of sold SFA units dropped 12.68 percent from August 2012 to September 2012. The number of sold SFA units in Non-North County zip codes decreased 26.71 percent from August 2012 to September 2012.
- Year-over single family attached homes sales in North San Diego County jumped 19.29 percent compared to September 2011, making the sixth month of year-over sales increases. Non-North County year-over sold units declined 5.85 year-over from September 2011.
- Single family attached homes listings (active and contingent) in North San Diego County decreased 7.65 percent in September 2012 from August 2012 and dropped 41.42 percent year over from September 2011. - The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County decreased from $1,343 in August 2012 to $1,297 in September 2012. The monthly payment for the median-priced SFA home in Non-North San Diego County zip codes fell from $1,065 in August 2012 to $1,062 in September 2012.
- The percent of San Diego County households able to afford the median-priced single family attached homes in North County rose to 60 percent in September 2012 from 58 percent in August 2012.3 The SFA home affordability level for Non-North San Diego County zip codes remained at 69 percent in September 2012.
- In September 2011, 59 percent of county households were able to afford the median-priced SFA home in North San Diego County and 69 percent able to afford the median-priced SFA home in Non-North County zip codes.
