The Lawhead Team would like to share the HomeDex Report’s latest key points for North County housing from the California Association of Realtors.
HomeDex® Key Points for July 2015
The median price for all North County home sales – attached and detached – increased to $549,000 in July 2015 compared to $541,000 in June 2015.
- Detached homes in North County increased 1.63 percent in July to $625,000, compared to $615,000 in June 2015. Year-over median SFD price increased 3.73 percent, compared to $602,500 reported in July 2014.
- Detached home prices OUTSIDE North County decreased 0.64 percent to $497,500 in July 2015 compared to $500,725 in June 2015. Year-over non-North County median price increased 6.08 percent compared to $469,000 in July 2014.
- Attached home prices in North County decreased 3.82 percent to $375,000 in July 2015 compared to $389,900 in June 2015. Year-over SFA North San Diego County median price increased 4.68 percent, compared to $358,250 in July 2014.
- Non-North County attached home prices decreased 3.38 percent to $328,500 in July 2015 compared to $340,000 in June 2015. Year-over non-North County SFA median price increased 4.29 percent, compared to 315,000 in July 2014.
- The number of North San Diego SFD listings (active and contingent) increased 6.81 percent in July 2015 compared to June 2015, and decreased 5.47 percent year-over compared to July 2014.
- The number of sold North San Diego County SFD units decreased 0.18 percent in July 2015 compared to June 2015. Year-over sold SFD units jumped 36.41 percent compared to July 2014.
- Median days-on-market for single-family detached homes sold in North County increased to 18 days in July 2015 compared to 17 days in June 2015.
- The HomeDex affordability percentage for all homes in North San Diego County – attached and detached decreased to 31 percent in July 2015 compared to 32 percent June.
