Key points from the CARs HomeDex Report.

The Lawhead Team would like to share the HomeDex Report’s latest key points for North County housing from the California Association of Realtors.

HomeDex February 2015 Summary Report for Single-Family Detached Homes:

• The median price for all homes in North San Diego County – single-family detached and single-family attached – declined from $510,000 in January 2015 to $482,700 in February 2015.


homedex• The median-priced single-family detached (SFD) home in North San Diego County decreased 2.7 percent, from $575,000 in January 2015 to $559,500 in February 2015, and decreased 0.89 percent year-over compared to $564,500 in February 2014.
• The SFD median price in non-North County Zip Codes increased 1.09 percent, to $465,000 in February 2015 from $460,000 in January 2015. Year-over non-North County median price jumped 8.39 percent, from $429,000 in February 2014, the 34th month of year-over median price increases.
The median SFD price in San Diego County declined 0.99 percent, from $505,000 in January 2015 to $500,000 in February 2015. Year-over county-level SFD median price increased 6.38 percent, compared to $470,000 in February 2014.
• The SFD median price-per-square foot declined, to $269 in February 2015 from $271 in January 2015, and decreased 2.54 percent year-over from February 2014.
• The median days-on-market for sold North San Diego County SFD homes decreased, to 34 days in February 2015 from 40 days in January 2015.

• The median days-on-market for sold North San Diego County SFD homes decreased, to 34 days in February 2015 from 40 days in January 2015.
• The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County decreased, from $2,855 in January 2015 (based on a conventional mortgage) to $2,760 in February 2015. The monthly payment for the median-priced SFD home in non-North San Diego County increased, from $2,284 in January 2015 to $2,294 in February 2015.
• The percent of San Diego County households that could afford the median-priced SFD home in North County increased, from 28 percent in January 2015 to 30 TM percent in February 2015, according to the North San Diego County HomeDex the affordability percentage in non-North County zip codes remained at 38 percent in February 2015.3
• In February 2014, the affordability percentage was 26 percent in North San Diego County and 38 percent in non-North San Diego County.
• The HomeDex affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – was up from 33 percent in January 2015 to 36 percent in February 2015
