The Lawhead Team would like to share some key points for North San Diego County’s housing report.
- The median price for all North San Diego County home sales – attached and detached – increased to $410,000 in November 2012 compared to $396,000 in October 2012.
- Detached homes in North San Diego County increased 1.47 percent in November 2012 to $484,500 compared to $477,500 in October 2012. Year-over median price in North San Diego County jumped 21.13 percent compared to $400,000 reported in November 2011, the fourth consecutive month of year-over price increases and the highest year-over increase since summer 2010.
- Detached home prices OUTSIDE North San Diego County increased slightly at 0.74 percent to $369,900 in November 2012 compared to $367,200 in October 2012. Year-over non-North County prices increased 10.5 percent compared to $334,750 in November 2011, the eighth month of year-over price increases.
- Attached home prices in North County increased slightly at 0.94 percent to $267,500 in November 2012 compared to $265,000 in October 2012.
- Non-North County attached home prices jumped 10.95 percent in November 2012 to $256,850 compared to $231,500 in October 2012.
- The number of North San Diego SFD listings (active and contingent) decreased 7.04 percent in November 2012 compared to October 2012 and dropped 40.41 percent year-over compared to November 2011.
- The number of sold North San Diego County SFD units dropped 13.97 percent in November 2012 compared to October 2012. Year-over sold SFD units increased 16.54 percent compared to November 2011.
- Median days-on-market for single-family detached homes sold in North County decreased to 37 days in November 2012 compared to 38 days in October 2012.
- The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – remained at 42 percent in November 2012.
