<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased, to $2,991 in May 2015 (based on a conventional mortgage) from $2,940 in April 2015. The monthly payment for the median-priced SFD home in non-North San Diego County increased, to $2,346 in May 2015 from $2,329 in April 2015.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD home in North County remained at 27 percent in May 2015, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County zip codes decreased, from 38 percent in April 2015 to 37 percent in May 2015.</li>
<li>In May 2014, the affordability percentage was 27 percent in North San Diego County and 36 percent in non-North San Diego County.</li>
<li>The HomeDexTM <em><strong>housing affordability</strong></em> percentage for all homes in North San Diego County – single-family detached and single-family attached together – was at 33 percent in May 2015.</li>

<p><em><strong>Housing Affordability</strong></em> – Single-Family Attached Homes</p>
<ul>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County increased from $1,838 in April 2015 to $1,847 in May 2015. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes increased, from $1,583 in April 20115 to $1,609 in May 2015.</li>
<li>The percent of San Diego County households able to afford the median-priced SFA home in North County remained at 48 percent in May 2015.</li>
<li>The SFA home affordability level for non-North San Diego County zip code decreased to 55 percent in May 2015 from 56 percent in April 2015.</li>
<li>44 percent of county households were able to afford the median-priced SFA home in North San Diego County in May 2014, and 54 percent able to afford the median-priced SFA home in non-North County zip codes in May 2014.</li>

<h3>The Lawhead Team would like to share the North San Diego County Association of Realtors® latest in detached home prices from the HomeDex Report.</h3>
<ul>
<li>The median price for all homes in North San Diego County – single-family <em><strong>detached home</strong></em> and single-family attached homes – increased from $485,000 in March 2014 to $493,750 in April 2014.</li>
<li>The median-priced single-family <em><strong>detached home</strong></em> (SFD) in North San Diego County rose 2.7 percent, to $571,000 in April 2014 from $556,000 in March 2014.  Year-over median single-family <em><strong>detached home</strong></em> price in North San Diego County increased 6.73 percent, from 535,000 in April 2013 – the 21st straight month of year-over median price increases.</li>
<li>The single-family <em><strong>detached home</strong></em> median price in non-North County Zip Codes remained steady at $450,000 in April 2014.  Year-over non-North County median price increased 12.5 percent, compared to $400,000 in April 2013, the 25th-month of year-over median price increases.</li>
<li>The median SFD price in San Diego County declined 0.61 percent, from $492,000 in March 2014 to $489,000 in April 2014.  Year-over county-level single-family <em><strong>detached home</strong></em> median price increased 8.76 percent, from April 2013.</li>

<h3>The Lawhead Team always makes sure to stay on top of recent trends in the housing market and would like to share the HomeDex report for North County San Diego’s detached homes.</h3>
<p>The median price for all homes in North San Diego County – single-family detached and single-family attached – increased to $495,000 in August 2013 from $494,000 in July 2013.</p>
<p>The median-priced single-family detached (SFD) home in North San Diego County rose 1.95 percent, from $564,000 in July 2013 to $575,000 in August 2013.  Year-over median single-family <em><strong>detached homes</strong></em> price in North San Diego County jumped 26.10 percent, from $456,000 in August 2012 – the 13th straight month of year-over median price increases, last six months exceeding 20 percent. August 2013 reported the highest median SFD price since late 2007.</p>
<p>The single-family <em><strong>detached homes</strong></em> median price in non-North County Zip Codes remained at $435,000 in August 2013.  However, year-over non-North County median price was up 21.17 percent, compared to $359,000 in August 2012, making the 17th straight month of year-over median price increases.</p>
<p>The median single-family <em><strong>detached homes</strong></em> price in San Diego County remained steady at $485,000 in August 2013; however, year-over county-level SFD median price was up 24.36 compared to August 2012.</p>
<p>The median days-on-market for North San Diego County single-family <em><strong>detached homes</strong></em> sold increased, from 17 days in July 2013 to 21 days in August 2013.</p>
<p>The SFD median price-per-square foot increased from $264 in July 2013, to $273 in August 2013, a 26.23 percent increase year-over from August 2012 and the highest price since November 2007.</p>
<p>The number of sold single-family <em><strong>detached homes</strong></em> units in North San Diego County dropped 6.94 percent from July 2013 to August 2013.  Year-over sold SFD units fell 7.71 percent compared to August 2012.</p>
<p>Single-family <em><strong>detached homes</strong></em> total sales volume increased 1.90 percent year-over compared to August 2012, the 17th month of year-over increases.</p>
<p><span id="more-2799"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/09/detached-homes.jpg"><img decoding="async" class="alignleft size-thumbnail wp-image-2800" alt="detached homes" src="http://www.marilynlawhead.com/wp-content/uploads/2013/09/detached-homes-150x150.jpg" width="150" height="150" /></a>Single-family <em><strong>detached homes</strong></em> listings (active and contingent) in North San Diego County increased 11.49 percent from July 2013 to August 2013, but were down 8.62 percent year-over compared to August 2012 – the 24th month of year-over decreases in listings.</p>
<p>SFD listings (active and contingent) in San Diego County increased 2.81 percent from July 2013 to August 2013, but decreased 17.25 percent year-over from August 2012.</p>
<p>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single-family <em><strong>detached homes</strong></em> in North San Diego County increased, from $2,680 in July 2013 (based on a conventional mortgage) to $2,758 in August 2013.</p>
<p>The monthly payment for the median-priced single-family <em><strong>detached homes</strong></em> in non-North San Diego County increased, from $2,067 in July 2013 to $2,086 in August 2013.</p>
<p>The percent of San Diego County households that could afford the median-priced single-family <em><strong>detached homes</strong></em> in North County declined, from 28 percent in July 2013 to 27 percent in August, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County Zip Codes remained at 41 percent in August 2013.</p>
<p>In August 2012, the affordability percentage was 36 percent in North San Diego County and 47 percent in non-North San Diego County.</p>
<p>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – was 33 percent in August 2013.		</p>

<li><em><strong>Detached homes</strong></em> in North County decreased 5.01 percent in January 2013 to $465,000 compared to $489,500 in December 2012. Year-over median price in North San Diego County increased 16.25 percent compared to $400,000 reported in January 2012. Year-over median price has increased six straight months, with the last five months exceeding 10 percent.</li>
<li>Detached home prices OUTSIDE North County decreased 6.01 percent to $360,000 in January 2013 compared to $383,000 in December 2012. Year-over non-North County prices increased 12.5 percent compared to $320,000 in January 2012, the tenth month of year-over price increases.</li>
<li>Attached home prices in North County increased 1.79 percent to $285,000 in January 2013 compared to $280,000 in December 2012.</li>
<li>Non-North County attached home prices decreased 6.97 percent in January 2013 to $227,000 compared to $244,000 in December 2012.</li>
<li>The number of North San Diego SFD listings (active and contingent) decreased 0.24 percent in January 2013 compared to December 2012 and dropped 44.85 percent year-over compared to January 2012.</li>
<li>The number of sold North San Diego County single family <em><strong>detached homes</strong></em> dropped 20.38 percent in January 2013 compared to December 2012. Year-over sold SFD units increased 22.57 percent compared to January 2012.</li>
<li>Median days-on-market for single-family detached homes sold in North County fell to 36 days in January 2013 compared to 48 days in December 2012.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 44 percent in January 2013 compared to 41 percent in December 2012.</li>
<li>The median price for all homes in North San Diego County – single-family <em><strong>detached homes</strong></em> and single-family attached – fell from $425,000 in December 2012 to $410,000 in January 2013.</li>
<li>The median-priced single-family detached (SFD) home in North San Diego County decreased 5.01 percent to $465,000 in January 2013 from $489,500 in December 2012.  Year-over median SFD price in North San Diego County increased 16.25 compared to $400,000 in January 2012 – year-over median price has increased six straight months, with the last five months exceeding 10 percent.</li>
<li>The single family <em><strong>detached homes</strong></em> median price in Non-North County zip codes dropped 6.01 percent from $383,000 in December 2012 to $360,000 in January 2013.  Year-over Non-North County prices increased 12.5 percent compared to $320,000 in January 2012 – the tenth month of year-over median price increases.</li>
<li>The median SFD price in San Diego County decreased 6.9 percent from $420,000 in December 2012 to $391,000 in January 2013.  Year-over county level SFD median price increased 12.03 from January 2012, for the eighth month of yearover price increases.</li>
<li>The median days-on-market for North San Diego County SFD homes sold fell from 48 days in December 2012 to 36 days in January 2013; the average number of days-on-market decreased to 68 days in January 2013 from 75 days in December 2012.</li>
<li>The SFD median price-per-square foot remained at $227 in January 2013, but increased 11.39 percent year-over compared to January 2012.</li>
<li>The number of sold SFD units in North San Diego County dropped 20.38 percent in January 2013 from December 2012.  However, year-over sold SFD units were up 22.57 percent from January 2012, continuing a 20-month trend of year-over increases in sold units.</li>

<li>SFD listings (active and contingent) in San Diego County decreased 4.41 percent from December 2012 to January 2013 and 40.56 percent year-over from January 2012.</li>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single family <em><strong>detached homes</strong></em> in North San Diego County decreased from $2,284 in December 2012 (based on a conventional mortgage) to $2,156 in January 2013. The monthly payment for the median-priced SFD home in Non North San Diego County decreased to $1,669 in January 2013 from $1,787 in December 2012.</li>
<li>The percent of San Diego County households that could afford the median-priced single family <em><strong>detached homes</strong></em> in North County increased from 34 percent in December 2012 to 37 percent in January 2013, according to the North San Diego County HomeDex the affordability percentage in Non-North County zip codes rose from 46 percent in December 2012 to 49 percent in January 2013.</li>
<li>The affordability percentage was 37 percent in North San Diego County and 48 percent in Non-North San Diego County in January 2012.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – increased to 44 percent in January 2013 from 41 percent in December 2012.</li>

<p>The Lawhead Team would like to share some key points for North San Diego County&#8217;s housing report for <strong><em>Single Family Detached Homes</em></strong>.</p>
<p>The median price for all homes in North San Diego County – <strong><em>Single Family Detached Homes</em></strong> and single-family attached – increased from $396,000 in October 2012 to $410,000 in November 2012.</p>
<p>The median-priced single-family detached <strong><em>Single Family Detached Homes</em></strong> in North San Diego County rose by 1.47 percent to $484,500 in November 2012 (the highest monthly median price reported since summer 2008) from $477,500 in October 2012.</p>
<p>Year-over median <strong><em>Single Family Detached Homes</em></strong> priced in North San Diego County jumped 21.13 compared to $400,000 in November 2011, the fourth consecutive month of year-over price increases and the highest year-over percentage increase since summer 2010.</p>
<p>The SFD median price in Non-North County zip codes increased 0.74 percent from $367,200 in October 2012 to $369,900 in November 2012. Year-over Non-North County prices jumped 10.5 percent compared to $334,750 in November 2011, the eighth month of year-over price increases.</p>
<p>The median <strong><em>Single Family Detached Homes</em></strong> priced in San Diego County rose 2.76 percent from $399,000 in October 2012 to $410,000 in November 2012. Year-over county SFD median price jumped 17.14 compared to November 2011, the sixth month of year-over price increases.</p>
<p>The median days-on-market for North San Diego County SFD homes sold fell from 38 days in October 2012 to 37 days in November 2012; the average number of days-on-market rose to 69 days in November 2012 from 67 days in October 2012.</p>
<p>The <strong><em>Single Family Detached Homes</em></strong> median price-per-square foot decreased to $221 in November 2012 from $224 in October 2012, an increase of 7.96 percent year-over compared to November 2011.</p>
<p>The number of sold SFD units in North San Diego County dropped 13.97 percent in November 2012 from October 2012. However, year-over sold SFD units were up 16.54 percent from November 2011, continuing a 17-month trend of year-over increases in sold units.</p>
<p>SFD total sales volume jumped 31.06 percent year-over from November 2011, the eighth month of year-over increases.</p>
<p><strong><em>Single Family Detached Homes</em></strong> listings (active and contingent) in North San Diego County decreased 7.04 percent in November 2012 from October 2012 and decreased 40.41 percent yearover compared to November 2011 (the 15th month of year-over declines).</p>
<p>SFD listings (active and contingent) in San Diego County decreased 6.3 percent from October 2012 to November 2012 and decreased 35.61 percent year-over compared to November 2011.</p>
<p>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased from $2,278 in October 2012 (based on a conventional mortgage) to $2,278 in November 2012. The monthly payment for the median-priced SFD home in Non-North San Diego County fell to $1,739 in November 2012 from $1,748 in October 2012.</p>

<p>The affordability percentage was 37 percent in North San Diego County and 46 percent in Non-North San Diego County in November 2011.</p>
<p>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – remained at 42 percent in November 2012.</p>

<p>The median price for all North County home sales – attached and detached – fell to $396,000 in October 2012 compared to $410,000 in September 2012.</p>

<li><em><strong>Single family detached home</strong></em>s in North County decreased 0.52 percent in October 2012 to $477,500 compared to $480,000 in September 2012. Year-over median price in North San Diego County increased 16.73 percent compared to $409,058 reported in October 2011, the third monthly year-over price increase and highest year-over increase since summer 2010.</li>
<li><em><strong>Single family detached home</strong></em> prices OUTSIDE North County increased slightly at 0.60 percent to$367,200 in October 2012 compared to $365,000 in September 2012. Year-over non-North County prices increased 9.61 percent compared to $335,000 in October 2011,the seventh month of year-over price increases.</li>
<li>Attached home prices in North County decreased 2.93 percent to $265,000 in October 2012 compared to $273,000 in September 2012.</li>
<li>Non-North County attached home prices rose 3.58 percent in October 2012 to $231,500 compared to $223,500 in September 2012.</li>
<li>The number of North San Diego <em><strong>single family detached home </strong></em>listings (active and contingent) decreased 6.55 percent in October 2012 compared to September 2012 and dropped 35.16 percent year-over compared to October 2011.</li>

Year-over sold SFD units jumped 48.05 percent compared to October 2011, the 16th month of year-over increases in sold units.</li>
<li>Median days-on-market for <em><strong>single family detached home</strong></em>s sold in North County decreased to 38 days in October 2012 compared to 42 days in September 2012.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 42 percent in October 2012 compared to 41 percent in September 2012.</li>

<p>The median days-on-market for North San Diego County <em><strong>single family detached home</strong></em>s sold fell to 38 days in October 2012 from 42 days in September 2012; the average number of days-on-market decreased to 67 days in September 2012 from 72 days in September 2012.</p>
<p>The SFD median price-per-square foot decreased from $227 in September 2012 (the highest level reported since July 2010) to $224 in October 2012, but jumped 10.26 percent year-over compared to October 2011.</p>
<p>The number of sold <em><strong>single family detached home</strong></em> units in North San Diego County increased 9.39 percent from September 2012 to October 2012 after a 22.77 percent decrease last month.</p>

<p>SFD listings (active and contingent) in North San Diego County decreased 7.81percent from September 2012 to October 2012 and decreased 40.32 percent yearover from October 2011—the 14th month of year-over declines in listings.</p>
<p><em><strong>Single family detached home </strong></em>listings (active and contingent) in San Diego County decreased 6.55 percent in October 2012 from September 2012 and dropped 35.16 percent year-over compared to October 2011.</p>

<li>The median price for all homes in <em><strong>North San Diego County</strong></em> &#8211; single-family detached and single-family attached &#8211; increased to $405,000 in August 2012 from $395,000 in July 2012.</li>
</ul>

<li>The median days-on-market for <em><strong>North San Diego County</strong></em> single family detached homes sold fell to 40 days in August 2012 from 44 days in July 2012; the average number of dayson-market decreased to 74 days in August 2012 from 78 days in July 2012.</li>
</ul>
<ul>
<li>In August 2012, 61 percent of county households were able to afford the median priced single family attached home in North San Diego County with 69 percent in Non-<em><strong>North San Diego County</strong></em> zip codes.</li>
</ul>
<ul>
<li>Year-over SFA sales in <em><strong>North San Diego County</strong></em> increased 25.72 percent from August 2011 &#8211; year-over sales have increased in seven of the past eight months. Non-North County year-over sold units jumped 4.94 year-over from August 2011.</li>

<li>The single family detached median price in Non-North County zip codes rose 1.13 percent to $359,000 in August 2012 from $355,000 in July 2012.
