<h3>The Lawhead Team would like to share the latest statistics from the HomeDex Report for North San Diego County&#8217;s single-family attached homes.</h3>
<p><strong>Single-Family Attached Home Prices</strong></p>
<ul>
<li>The North San Diego County median-priced <em><strong>single-family attached</strong></em> (SFA) home increased 1.4 percent from $285,000 in January 2013 to $289,000 in February 2013. Non-North San Diego County SFA home median price decreased 1.32 percent to $224,000 in February 2013, from $227,000 in January 2013.</li>
<li>North San Diego County <em><strong>single-family attached</strong></em> median price jumped 30.18 percent year-over from $222,000 in February 2012. Non-North County SFA median year-over price increased 21.08 percent from $185,000 in February 2012.</li>
<li>San Diego County <em><strong>single-family attached</strong></em> home median price increased 2.04 percent to $250,000 in February 2013 from $245,000 in January 2013. Year-over county median price increased 29.53 percent from February 2012.</li>
<li>The median number of days-on-market for North County <em><strong>single-family attached</strong></em> homes sold decreased to 37 days in February 2013 from 48 days in January 2013. The average number of days-on-market decreased to 68 days in February 2013 from 74 days in January 2013.</li>
<li>The number of sold <em><strong>single-family attached</strong></em> units increased 21.2 percent in February 2103 from January 2013; the number of sold SFA units in non-North County Zip Codes increased 4.35 percent in February 2013 from January 2013.</li>
<li>Year-over SFA sales in North San Diego County increased 6.48 percent, compared to February 2012. Non-North County year-over sold units decreased 6.17, compared to February 2012.</li>
<li>S<em><strong>ingle-family attached</strong></em> listings (active and contingent) in North San Diego County decreased 2.3 percent from January 2013 to February 2013, and dropped 50.75 percent year-over from February 2012. San Diego County SFA listings (active and contingent) decreased 3.5 percent in February 2013 from January 2013, and decreased 43.83 percent year-over from February 2012.</li>

<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced <em><strong>single-family attached</strong></em> home in North County increased to $1,344 in February 2013 from $1,321 in January 2013. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes decreased to $1,041 in February 2013 from $1,052 in January 2013.</li>
<li>The percent of San Diego County households able to afford the median-priced <em><strong>single-family attached</strong></em> home in North County decreased from 60 percent in January 2013 to 59 percent in February 2013.</li>
<li>The SFA home affordability level for non-North San Diego County zip codes increased from 70 percent in January 2013 to 71 percent in February 2013.</li>
<li>In February 2012, 62 percent of county households were able to afford the median-priced SFA home in North San Diego County and 70 percent were able to afford the median-priced <em><strong>single-family attached</strong></em> home in non-North County zip codes.</li>

<ul>
<li>The North San Diego County median-priced single-family attached (SFA) home increased 1.79 percent to $285,000 in January 2013 from $280,000 in December 2012.  Non-North San Diego County single family <em><strong>attached homes</strong></em> median price declined 6.97 percent from $244,000 in December 2012 to $227,000 in January 2013.</li>
<li>North San Diego County single family <em><strong>attached homes</strong></em> median price increased 23.91 percent year-over compared to $230,000 in January 2012.  Non-North County SFA median year-over price increased 17.62 percent compared to $193,000 in January 2012.</li>
<li>San Diego County single family <em><strong>attached homes</strong></em> median price declined 2.54 percent from $251,375 in December 2012 to $245,000 in January 2013.  However, year-over county median price increased 16.67 percent from January 2012.</li>
<li>The median number of days-on-market for North County SFA homes sold increased from 46 days in December 2012 to 48 days in January 2013.  The average number of days-on-market decreased from 77 days in December 2012 to 74 days in January 2013.</li>
<li>The number of sold single family <em><strong>attached homes</strong></em> dropped 21.38 percent from December 2012 to January 2013, and the number of sold SFA units in Non-North County zip codes dropped 22.65 percent from December 2012 to January 2013.</li>
<li>Year-over SFA sales in North San Diego County decreased 6.06 percent from January 2012, the first year-over decline in eight months. Non-North County year-over sold units increased 21.05 from January 2012.</li>
<li>SFA listings (active and contingent) in North San Diego County declined 9.38 percent in January 2013 from December 2012 and dropped 51.12 percent yearover compared to January 2012.  San Diego County SFA listings (active and contingent) decreased 4.41 percent from December 2012 to January 2013, and decreased 42.67 percent year-over compared to January 2012.</li>

<p>Below are some statistics for home prices and housing affordability in North San Diego County for <em><strong>single family attached homes</strong></em>.</p>

<li>The North San Diego County median-priced <em><strong>single family attached homes</strong></em> fell 2.5 percent to $273,000 in September 2012 from $280,000 in August 2012.</li>
<li>Non-North San Diego County <em><strong>single family attached homes</strong></em> median price rose 0.68 percent from $222,000 in August 2012 to $223,500 in September 2012.</li>
<li>North San Diego County <em><strong>single family attached homes</strong></em> median price jumped 14.11 percent year-over compared to $239,250 in September 2011. Non-North County SFA median year over price rose 14.03 percent from $196,000 in September 2011.</li>
<li>County-wide <em><strong>single family attached homes</strong></em> median price remained at $240,000 in September 2012.</li>
<li>Year-over county median price increased 15.66 percent compared to September 2011.</li>
<li>The median number of days-on-market for North County <em><strong>single family attached homes</strong></em> sold increased from 47 days in August 2012 to 50 days in September 2012. The average number of days-on-market decreased from 78 days in August 2012 to 77 days in September 2012.</li>
<li>The number of sold SFA units dropped 12.68 percent from August 2012 to September 2012. The number of sold SFA units in Non-North County zip codes decreased 26.71 percent from August 2012 to September 2012.</li>
<li>Year-over <em><strong>single family attached homes</strong></em> sales in North San Diego County jumped 19.29 percent compared to September 2011, making the sixth month of year-over sales increases. Non-North County year-over sold units declined 5.85 year-over from September 2011.</li>

<li>The median price for all homes in <em><strong>North San Diego County</strong></em> &#8211; single-family detached and single-family attached &#8211; increased to $405,000 in August 2012 from $395,000 in July 2012.</li>
</ul>
<ul>
<li>The median days-on-market for <em><strong>North San Diego County</strong></em> single family detached homes sold fell to 40 days in August 2012 from 44 days in July 2012; the average number of dayson-market decreased to 74 days in August 2012 from 78 days in July 2012.</li>
</ul>
<ul>
<li>In August 2012, 61 percent of county households were able to afford the median priced single family attached home in North San Diego County with 69 percent in Non-<em><strong>North San Diego County</strong></em> zip codes.</li>
</ul>
<ul>
<li>Year-over SFA sales in <em><strong>North San Diego County</strong></em> increased 25.72 percent from August 2011 &#8211; year-over sales have increased in seven of the past eight months. Non-North County year-over sold units jumped 4.94 year-over from August 2011.</li>

<li>The single family detached median price in Non-North County zip codes rose 1.13 percent to $359,000 in August 2012 from $355,000 in July 2012. Year-over Non-<em><strong>North San Diego County</strong></em> prices jumped 5.59 percent from $340,000 in August 2011, the fifth month of year-over price increases.</li>

<li>The median-priced single-family detached home in North San Diego County increased 3.81 percent from $439,250 in July 2012 to $456,000 in August<br />
2012. Year-over median SFD price in <em><strong>North San Diego County</strong></em> jumped 5.33 from $432,918 in August 2011, the highest year-over increase since January 2011.</li>
</ul>
<ul>
<li>The single family detached median price-per-square foot increased from $213 in July 2012 to $216 in August 2012 and increased 2.64 percent year-over from August 2011, offsetting 17 months of year-over price declines.</li>
</ul>

Year-over sold single family detached units jumped 39.02 percent compared to August 2011, the 15th month of year-over increases in sold units.</li>

<li>Single family detached total sales volume increased 59.17 percent year-over from August 2011, the fifth month of year-over increases.</li>
