<ul>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased, to $2,991 in May 2015 (based on a conventional mortgage) from $2,940 in April 2015. The monthly payment for the median-priced SFD home in non-North San Diego County increased, to $2,346 in May 2015 from $2,329 in April 2015.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD home in North County remained at 27 percent in May 2015, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County zip codes decreased, from 38 percent in April 2015 to 37 percent in May 2015.</li>
<li>In May 2014, the affordability percentage was 27 percent in North San Diego County and 36 percent in non-North San Diego County.</li>
<li>The HomeDexTM <em><strong>housing affordability</strong></em> percentage for all homes in North San Diego County – single-family detached and single-family attached together – was at 33 percent in May 2015.</li>

<ul>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County increased from $1,838 in April 2015 to $1,847 in May 2015. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes increased, from $1,583 in April 20115 to $1,609 in May 2015.</li>
<li>The percent of San Diego County households able to afford the median-priced SFA home in North County remained at 48 percent in May 2015.</li>
<li>The SFA home affordability level for non-North San Diego County zip code decreased to 55 percent in May 2015 from 56 percent in April 2015.</li>
<li>44 percent of county households were able to afford the median-priced SFA home in North San Diego County in May 2014, and 54 percent able to afford the median-priced SFA home in non-North County zip codes in May 2014.</li>

<h3>The Lawhead Team would like to share the recent HomeDex Report&#8217;s single family attached home prices for North County San Diego.</h3>
<ul>
<li>The North San Diego County median-priced single-family attached (SFA) home fell 4.55 percent, to $315,000 in May 2013 from $330,000 in April 2013.  NonNorth San Diego County single family <em><strong>attached home</strong></em> median price increased 10.47 percent, from $265,000 in April 2013 to $292,750 in May 2013.</li>
<li>North San Diego County single family <em><strong>attached home</strong></em> median price increased 24.02 percent year-over, from $254,000 in May 2012, marking the sixth month of year-over price increases exceeding 20 percent.  Non-North County SFA median year-over price jumped 39.4 percent, compared to $210,000 in May 2012.</li>
<li>San Diego County single family <em><strong>attached home</strong></em> median price increased 5.17 percent, from $290,000 in April 2013 to $305,000 in May 2013.  Year-over county median price increased 32.61 percent, from $230,000 in May 2012.</li>
<li>The median number of days-on-market for North County SFA homes sold decreased, from 19 days in April 2013 to 18 days in May 2013.  The average number of days-on-market increased, from 47 days in April 2013 to 53 days in May 2013.</li>

<li>Year-over single family <em><strong>attached home</strong></em> sales in North San Diego County increased 4.09 percent, from May 2012. Non-North County year-over sold units increased 11.11, compared to May 2012.</li>
<li>SFA listings (active and contingent) in North San Diego County increased slightly by 0.88 percent in May 2013 from April 2013, but dropped 46.18 percent year over from May 2012.</li>
<li>San Diego County single family <em><strong>attached home</strong></em> listings (active and contingent) decreased 0.81 percent in May 2013 from April 2013, and decreased 38.02 percent year-over compared to May 2012.</li>

<li>The North San Diego County median-priced <em><strong>single family attached</strong></em> (SFA) home rose 4.67 percent from $267,500 in November 2012 to $280,000 in December 2012.  Non-North San Diego County SFA home median price dropped five percent to $244,000 in December 2012 from $256,850 in November 2012.</li>
<li>North San Diego County <em><strong>single family attached</strong></em> median price jumped 22 percent year-over from $229,500 in December 2011.  Non-North County SFA median year-over price was up 24.17 percent from $196,500 in December 2011.</li>
<li>San Diego County SFA home median price fell 3.32 percent to $251,375 in December 2012 from $260,000 in November 2012.  Year-over county median  price increased 22.62 percent compared to December 2011.</li>
<li>The median number of days on-market for North County <em><strong>single family attached</strong></em> homes sold fell to 46 days in December 2012 from 48 days in November 2012.  The average number of days-on-market decreased to 77 days in December 2012 from 80 days in November 2012.</li>
<li>The number of sold SFA units declined 5.15 percent in December 2012 from November 2012.  The number of sold SFA units in Non-North County zip codes increased 7.41 percent in December 2012 from November 2012.</li>
<li>Year-over SFA sales in North San Diego County increased 9.52 percent compared to December 2011. Non-North County year-over sold units decreased 2.75 compared to December 2011.</li>
<li>SFA listings (active and contingent) in North San Diego County declined 11.35 percent from November 2012 to December 2012 and decreased 46.07 percent year-over from December 2011.  San Diego County <em><strong>single family attached</strong></em> listings (active and contingent) decreased 13.57 percent in December 2012 from November 2012 and 41.19 percent year-over from December 2011.</li>

<li>The percent of San Diego County households able to afford the median-priced <em><strong>single family attached</strong></em> home in North County decreased from 61 percent in November 2012 to 60 percent in December 2012.</li>
<li>The SFA home affordability level for Non-North San Diego County zip codes rose from 63 percent in November 2012 to 66 percent in December 2012.</li>
<li>In December 2011, 62 percent of county households were able to afford the median-priced SFA home in North San Diego County and 69 percent were able to afford the median-priced <em><strong>single family attached</strong></em> home in Non-North County zip codes.</li>

<p>The North San Diego County median-priced <em><strong>single family attached </strong></em>(SFA) homes increased slightly at 0.94 percent to $267,500 in November 2012 from $265,000 in October 2012. Non-North San Diego County SFA home median price increased 10.95 percent from $231,500 in October 2012 to $256,850 in November 2012.</p>
<p>North San Diego County <em><strong>single family attached</strong></em> median price increased 8.85 percent year-over compared to $245,750 in November 2011. Non-North County SFA median yearover price jumped 35.26 percent compared to $189,900 in November 2011.</p>
<p>County-wide SFA home median price increased 6.12 percent from $245,000 in October 2012 to $260,000 in November 2012; year-over county median price jumped 26.83 percent from November 2011.</p>
<p>The median number of days-on-market for North County <em><strong>single family attached</strong></em> homes sold increased from 42 days in October 2012 to 48 days in November 2012. The average number of days-on-market increased from 77 days in October 2012 to 80 days in November 2012.</p>
<p>The number of sold SFA units dropped 5.21 percent from October 2012 to November 2012. The number of sold SFA units in Non-North County zip codes fell 5.23 percent from October 2012 to November 2012.</p>
<p>Year-over <em><strong>single family attached</strong></em> sales in North San Diego County increased 17.34 percent compared to November 2011. Non-North County year-over sold units increased 9.81 compared to November 2011.</p>
<p>SFA listings (active and contingent) in North San Diego County dropped 7.79 percent in November 2012 from October 2012 and decreased 43.52 percent yearover from November 2011. San Diego County <em><strong>single family attached</strong></em> listings (active and contingent) decreased 9.81 percent from October 2012 to November 2012 and decreased 37.06 percent year-over from November 2011.</p>

<p>The percent of San Diego County households able to afford the median-priced <em><strong>single family attached</strong></em> home in North County remained at 61 percent in November 2012.3 The SFA home affordability level for Non-North San Diego County zip codes dropped to 63 percent in November 2012 from 68 percent in October 2012.</p>
<p>In November 2011, 60 percent of county households were able to afford the median-priced SFA home in North San Diego County and 72 percent were able to afford the median-priced SFA home in Non-North County zip codes.		</p>
