<h3>Below are the monthly indicators for the HomeDex North County home market activity for both attached and detached homes:</h3>

A trend of market balance is emerging as we approach the end of 2018. Prices are still rising in most areas including <em><strong>North County</strong></em>, and the number of homes for sale is still low, but there is a general shrinking of year-over-year percentage change gaps in sales, inventory and prices.</p>
<p>Closed Sales decreased 15.6 percent for Detached homes and 15.3 percent for Attached homes. Pending Sales decreased 3.5 percent for Detached homes but increased 1.9 percent for Attached homes. The Median Sales Price was up 5.1 percent to $715,000 for Detached homes and 13.3 percent to $465,000 for Attached homes.</p>
<p>Days on Market increased 8.3 percent for Detached homes and 15.4 percent for Attached homes in <em><strong>North County</strong></em>. Supply increased 40.9 percent for Detached homes and 40.0 percent for Attached homes. Stock markets experienced an October setback, but that does not necessarily translate to a decline in the real estate market.</p>
<p>The national unemployment rate has been below 4.0 percent for three straight months and during five of the last six months. This is exceptional news for industries related to real estate. Meanwhile, homebuilder confidence remains positive, homeownership rates have increased in the key under-35 buyer group and prices, though still rising, have widely reduced the march toward record highs.</p>

<h3>The housing market continues to stay competitive according to the latest HomeDex Report for North County San Diego attached and detached homes:<span id="more-4782"></span></h3>
<p><img decoding="async" class="size-full wp-image-4786 alignleft" src="http://www.marilynlawhead.com/wp-content/uploads/2018/06/homedex.jpg" alt="HomeDex" width="275" height="183" />Just like last year at this time, prospective home buyers should expect a competitive housing market for the next several months. With payrolls trending upward and unemployment trending downward month after month in an extensive string of positive economic news, demand remains quite strong.</p>
<p>Given the fact that gradually rising mortgage rates often infuse urgency to get into a new home before it costs more later, buyers need to remain watchful of new listings and make their offers quickly.</p>
<p>Closed Sales decreased 18.4 percent for Detached homes and 17.0 percent for Attached homes. Pending Sales decreased 5.9 percent for Detached homes and 3.4 percent for Attached homes.</p>
<p>The Median Sales Price was up 4.0 percent to $728,000 for Detached homes and 10.0 percent to $480,000 for Attached homes. Days on Market decreased 7.1 percent for Detached homes and 19.0 percent for Attached homes.</p>
<p>Supply increased 8.3 percent for Detached homes and 14.3 percent for Attached homes.</p>
<p>Although home sales may actually drop in year-over-year comparisons over the next few months, that has more to do with low inventory than a lack of buyer interest. As lower days on market and higher prices persist year after year, one might rationally expect a change in the outlook for residential real estate, yet the current situation has proven to be remarkably sustainable likely due to stronger fundamentals in home loan approvals than were in place a decade ago.</p>

<li>The median price for all North County home sales – attached and detached – decreased to $508,250 in October 2014 compared to $513,500 in September 2014.</li>
<li><span id="more-3471"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/06/San-Diego.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-3276" src="http://www.marilynlawhead.com/wp-content/uploads/2014/06/San-Diego-150x150.jpg" alt="San Diego" width="150" height="150" srcset="https://marilynlawhead.com/wp-content/uploads/2014/06/San-Diego-150x150.jpg 150w, https://marilynlawhead.com/wp-content/uploads/2014/06/San-Diego-201x200.jpg 201w" sizes="(max-width: 150px) 100vw, 150px" /></a>Detached homes in North County decreased by 5.83 percent to $565,000 in October 2014 compared to $600,000 in September 2014. Year-over median price for SFD homes in North <em><strong>San Diego</strong></em> County decreased 0.88 percent, compared to $570,000 in October 2013, countering 26-months of year-over median price increases.</li>
<li>Detached home prices OUTSIDE North County decreased 0.98 percent to $462,500 in October 2014 compared to $467,000 reported in September 2014. Year-over non-North County median price increased 6.32 percent compared to $435,000 in October 2013, continuing 31-months of year-over median price increases.</li>
<li>Attached home prices in North County increased by three percent to $386,250 in October 2014 compared to $381,100 in September 2014. Year-over SFA North <em><strong>San Diego</strong></em> County median price jumped 22.13 percent, compared to $316,250 in October 2013, continuing 33 straight months of year over price increases.</li>
<li>Non-North County attached home prices decreased 2.5 percent to $312,000 in October 2014 compared to $320,000 in September 2014. Year-over non-North County SFA median price increased 9.47 percent, compared to 285,000 in October 2013.</li>
<li>The number of North San Diego SFD listings (active and contingent) decreased 5.25 percent in October 2014 compared to September 2014, and jumped 19.35 percent year-over compared to October 2013.</li>
<li>The number of sold North <em><strong>San Diego</strong></em> County SFD units increased 8.29 percent in October 2014 compared to September 2014. Year-over sold SFD units decreased 1.18 percent compared to October 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 34 days in October 2014 compared to 27 days in September 2014.</li>
<li>The HomeDex affordability percentage for all homes in North <em><strong>San Diego</strong></em> County – attached and detached – remained at 32 percent in October 2014.</li>

<p><em><strong>San Diego</strong> Has 5th Priciest Housing Market in Nation</em></p>
<p><em>In case you needed a reminder: The sunshine tax is very real.</em></p>
<p><em><strong>San Diego</strong> was ranked as having the fifth priciest housing market in America, according to the National Association of Realtor’s <a href="http://www.realtor.org/news-releases/2014/08/home-price-gains-decelerate-in-many-metro-areas-during-second-quarter">latest report.</a></em></p>
<p><em>Of the top five most expensive housing markets, four are in California.</em><span id="more-3362"></span></p>
<p><em><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/08/San-Diego.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-3364" src="http://www.marilynlawhead.com/wp-content/uploads/2014/08/San-Diego-150x150.jpg" alt="San Diego" width="150" height="150" /></a>“It’s not a surprise because California has remained at the epicenter of the residential real estate boom this year, with prices now well above the levels of the last few years,” Jamie Duran, president of the Coldwell Banker Residential Brokerage <strong>San Diego</strong>, Orange County and Desert Region, said in a news release.</em></p>
<p><em>The report looks at the median single-family price for homes in cities in the United States over the second quarter of 2014. San Diego’s median price was $504,200, the report showed.</em></p>
<p><em>The most expensive housing market is San Jose, where the median home price was $899,500, followed by San Francisco ($769,600) and Anaheim-Santa Ana ($691,900).</em></p>
<p><em>Statewide, home prices were up 6.6 percent from June of last year, according to the <a href="http://www.car.org/newsstand/newsreleases/2014releases/jun2014homesales">California Association of Realtors</a>.</em></p>
<p><em>The good news for buyers: Interest rates remain low and prices appear to be stabilizing, according to the news release.</em></p>

<h3>The Lawhead Team would like to share the latest key points from the California Association of Realtors HomeDex Report for housing in North San Diego.</h3>

<ul>
<li>The median price for all North County home sales – attached and detached – increased to $535,000 in June 2014 compared to $510,000 in May 2014.</li>
<li><span id="more-3315"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-3173" alt="housing" src="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA-150x150.jpg" width="150" height="150" /></a>Detached <em><strong>housing</strong> </em>in North County jumped 8.8 percent to $612,000 in June 2014 (the highest median price reported since September 2007), compared to $562,500 in May 2014. Year over median price for SFD homes in North San Diego County increased 8.32 percent, compared to $565,000 in June 2013, the 23<sup>rd</sup> consecutive month of year-over median price increases.</li>
<li>Detached home prices OUTSIDE North County increased 3.77 percent to $474,750 in June 2014 compared to $457,500 reported in May 2014. Year-over non-North County median price increased 10.47 percent compared to $429,750 in June 2013, continuing 27-months of year-over median price increases.</li>
<li>Attached <em><strong>housing</strong> </em>prices in North County increased 4.74 percent to $398,500 in June 2014 compared to $380,450 in May 2014. Year-over SFA North San Diego County median price jumped 19.51 percent, compared to $333,450 in June 2013, the 29th straight month of year over price increases.</li>
<li>Non-North County attached <em><strong>housing</strong> </em>prices increased 2.58 percent to $318,000 in June 2014 compared to $310,000 in May 2014. Year-over non-North County SFA median price increased 11.58 percent, compared to 285,000 in June 2013.</li>
<li>The number of North San Diego SFD listings (active and contingent) increased 10.86 percent in June 2014 compared to May 2014, and increased 34.31 percent year-over compared to June 2013.</li>
<li>The number of sold North San Diego County SFD units increased 2.77 percent in June 2014 compared to May 2014. Year-over sold SFD units decreased 8.47 percent compared to June 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County decreased to 18 days in June 2014 compared to 19 days in May 2014.</li>
<li>The HomeDex affordability percentage for all <em><strong>housing</strong> </em>in North San Diego County – attached and detached – decreased to 29 percent in June 2014 compared to 31 percent in May 2014.</li>

<h3>The Lawhead Team would like to share the latest key points in North San Diego&#8217;s housing from the North San Diego County Association of Realtors® HomeDex Report.</h3>

<li>The median price for all North <em><strong>San Diego</strong></em> County home sales – attached and detached – increased to $493,750 in April 2014 compared to $485,000 in March 2014.</li>
<li>Detached homes in North County rose 2.7 percent to $571,000 in April 2014 compared to $556,000 in March 2014. Year-over median price for SFD homes in North <em><strong>San Diego</strong></em> County increased 6.73 percent, compared to $535,000 in April 2013, continuing 21 straight months of sustained year-over median price increases.</li>
<li>Detached home prices OUTSIDE North County remained steady at $450,000 in April 2014 compared to March 2014. Year-over non-North County median price increased 12.5 percent compared to $400,000 in April 2013, the 25 month of year over median price increases.</li>
<li>Attached home prices in North County jumped 15.39 percent to $372,500 in April 2014 compared to $322,813 in March 2014. Year-over SFA North <em><strong>San Diego</strong></em> County median price jumped 12.88 percent, compared to $330,000 in April 2013, the 28th straight month of year over price increases.</li>

<li>The number of North <em><strong>San Diego</strong></em> SFD listings (active and contingent) increased 10.15 percent in April 2014 compared to March 2014, and jumped 22.82 percent year-over compared to April 2013.</li>
<li>The number of sold North San Diego County SFD units increased 12.94 percent in April 2014 compared to March 2014. Year-over sold SFD units declined 10.56 percent compared to April 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 27 days in April 2014 compared to 22 days in March 2014.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – decreased to 32 percent in April 2014.</li>

<li>Detached homes in North County decreased 1.51 percent to $556,000 in March 2014 compared to $564,000 in February 2014. Year-over median <em><strong>prices</strong> </em>for SFD homes in North San Diego County increased 5.9 percent, compared to $525,000 in March 2013, continuing a 20-month trend of sustained year-over median price increases.</li>
<li>Detached home <em><strong>prices</strong> </em>OUTSIDE North County increased 4.9 percent to $450,000 in March 2014 compared to $429,000 reported in February 2014. Year-over non-North County median price increased 13.92 percent compared to $395,000 in March 2013, continuing a 24-month trend of year-over median price increases.</li>

<li>The number of North San Diego SFD listings (active and contingent) increased 8.6 percent in March 2014 compared to February 2014, and increased 12.35 percent year-over compared to March 2013.</li>
<li>The number of sold North San Diego County SFD units increased 37.1 percent in March 2014 compared to February 2014. Year-over sold SFD units fell 13.66 percent compared to March 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County fell to 22 days in March 2014 compared to 33 days in February 2014.</li>
