<li>The North San Diego County median-priced single-family attached (SFA) <em><strong>home</strong> </em>decreased 0.59 percent, to $337,000 in January 2014 from $339,000 in December 2013.  Non-North San Diego County SFA home median price increased 1.06 percent, from $282,000 in December 2013 to $285,000 in January 2014.</li>
<li>North San Diego County SFA median price increased 18.25 percent year-over, compared to $285,000 in January 2013 – the 25th month of a year-over price increases.  Non-North County SFA median year-over price increased 25.55 percent, from $227,000 in January 2013.</li>
<li>San Diego County SFA <em><strong>home</strong> </em>median price increased 1.67 percent, to $305,000 in January 2014 from $300,000 in December 2013.  Year-over county median price increased 24.49 percent compared to January 2013.</li>

<li>The number of sold SFA <em><strong>home</strong> </em> units dropped 21.15 percent in January 2014 from December 2103; the number of sold SFA units in non-North County Zip Codes fell 12.98 percent in January 2014 from December 2013.</li>
<li>Year-over SFA sales in North San Diego County increased 1.38 percent, compared to January 2013. Non-North County year-over sold units increased 2.75, compared to January 2013.</li>
<li>SFA <em><strong>home</strong> </em> listings (active and contingent) in North San Diego County increased 7.01 percent in January 2014 from December 2013, and decreased 7.22 percent yearover compared to January 2013.</li>
<li>San Diego County SFA listings (active and  contingent) increased 4.54 percent in January 2014 from December 2013, and decreased 2.58 percent year-over compared to January 2013.</li>

<li>The North <em><strong>San Diego</strong></em> County median-priced single-family attached (SFA) home increased 5.86 percent, from $315,000 in May 2013 to $333,450 in June 2013.</li>
<li>Non-North <em><strong>San Diego</strong></em> County SFA home median price declined 2.65 percent, to $285,000 in June 2013 from $292,750 in May 2013.</li>
<li>North San Diego County SFA median price increased 28.75 percent year-over, compared to $259,000 in June 2012, the seventh straight monthly year-over price increases exceeding 20 percent. Non-North County SFA median year-over price increased 35.71 percent, compared to $210,000 in June 2012.</li>
<li><em><strong>San Diego</strong></em> County SFA home median price decreased 1.31 percent, to $301,000 in June 2013 from $305,000 in May 2013. Year-over county median price increased 33.19 percent compared to June 2012.</li>
<li>The median number of days-on-market for North County SFA homes sold decreased, from 18 days in May 2013 to 14 days in June 2013. The average number of days-on-market decreased, to</li>
<li>39 days in June 2013 from 53 days in May 2013.</li>
<li>The number of sold SFA units increased 8.76 percent in June 2103 from May 2013, while the number of sold SFA units in non-North County Zip Codes fell 3.97 percent in June 2013 from May 2013.</li>
<li>Year-over SFA sales in North <em><strong>San Diego</strong></em> County increased 10.09 percent, from June 2012. Non-North County year-over sold units increased 2.54, compared to June 2012.</li>

<li>Housing Affordability – Single-Family Attached Homes</li>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County increased, to $1,564 in June 2013 from $1,501 in May 2013. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes decreased, to $1,336 in June 2013 from $1,395 in May 2013.</li>
<li>The percent of <em><strong>San Diego</strong></em> County households able to afford the median-priced SFA home in North County decreased, from 55 percent in May 2013 to 53 percent in June 2013.</li>
<li>The SFA home affordability level for non-North <em><strong>San Diego</strong></em> County zip codes increased, to 60 percent in June 2013 from 58 percent in May 2013.</li>
<li>60 percent of county households were able to afford the median-priced SFA home in North San Diego County in June 2012, and 70 percent were able to afford the median-priced SFA home in non-North County zip codes.</li>

<h3>The Lawhead Team would like to share North San Diego County&#8217;s latest HomeDex report&#8217;s key points.</h3>
<ul>
<li>The median price for all North County home sales – attached and detached – increased to $495,000 in June 2013 compared to $485,000 in May 2013 according to the <em><strong>HomeDex</strong> </em>report.</li>
<li>Detached homes in North County increased 1.71 percent in June 2013 to $565,000 compared to $555,500 in May 2013. Year-over median price for SFD in North San Diego County jumped 20.21 percent, from $470,000 in June 2012, continuing an 11-month trend of year-over median price increases (the last four months exceeding 20 percent).</li>
<li><em><strong>HomeDex</strong> </em>reported detached home prices OUTSIDE North County increased 2.32 percent to $429,750 in June 2013 compared to $420,000 in May 2013. Year-over non-North County median price jumped 23.49 percent compared to $348,000 in June 2012, making a 15-month trend of year-over median price increases.</li>
<li>Attached home prices in North County increased 5.86 percent to $333,450 in June 2013 compared to $315,000 in May 2013. Year-over North San Diego County median price increased 28.75 percent, compared to $259,000 in June 2012.</li>
<li><em><strong>HomeDex</strong></em> reported Non-North County attached home prices decreased 1.31 percent to $301,000 in June 2013 compared to $305,000 in May 2013. Year-over countywide SFA median price increased 33.19 percent, compared to June 2012.</li>

<li>The number of sold North San Diego County SFD units decreased 5.76 percent in June 2013 compared to May 2013. Year-over sold SFD units decreased 0.88 percent compared to June 2012 according to the <em><strong>HomeDex</strong> </em>Report.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 19 days in June 2013 compared to 18 days in May 2013.</li>
<li>The <em><strong>HomeDex</strong> </em>affordability percentage for all homes in North San Diego County – attached and detached – remained at 34 percent in June 2013.</li>

<h3>Want to cool your home down without paying an arm and a leg in electric bills? Check out The Lawhead Team’s tips for cooling down your home:</h3>

<li>Set your thermostat to 70-75 degrees when you are home and 80 degrees when you are away. Don’t turn it off completely as it costs more to <em><strong>cool</strong> </em>the entire house back down once it overheats.</li>
<li>Position your electric devices such as computers, TV’s and lamps away from your AC thermostat. Your AC can sense the heat from these devises and make your air run longer than necessary.</li>
<li>You may want to consider a new AC if yours is more than ten years old and it isn’t getting as <em><strong>cool</strong> </em>as it should be. This will shave up to 30% off your bill!</li>

<li>Take advantage of the heat by line drying clothes outdoors. This will cut the cost of using your dryer which is the most expensive part of doing laundry.</li>

<h3>San Diego is experiencing great growth in home prices since the last 5 years. The Lawhead Team came across a great article from Fox 5 San Diego. Check it out:</h3>
<p style="padding-left: 30px"><em><strong>SAN DIEGO</strong> — The median sales price of a single-family home in <strong>San Diego</strong> County reached $450,000 last month for the first time in five years, the <strong>San Diego</strong> Association of Realtors announced Tuesday.</em></p>
<p style="padding-left: 30px"><em>“If there was any lingering doubt about the real estate comeback, these numbers should put that doubt to rest,” said Linda Lee, <strong>San Diego</strong> Association Of Realtor’s president. “The increase in price means more people will put their homes on the market, which is great news for buyers.”</em></p>
<p style="padding-left: 30px"><em>The $450,000 mark is 23 percent higher than April 2012 and four percent above the median price in March, according to the SDAR. It hasn’t been that high since January 2008, when it was $475,000.   About three percent more houses sold last month, compared to the same month the year before.</em></p>
<p style="padding-left: 30px"><em><span id="more-2439"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/05/San-Diego.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-2440" alt="San Diego" src="http://www.marilynlawhead.com/wp-content/uploads/2013/05/San-Diego-150x150.jpg" width="150" height="150" /></a>The SDAR reported that the median price of $288,500 for condominiums and townhomes was up 37 percent over April of last year, and slightly over that of March this year. The number of sales for multi-family housing was down 3 percent compared to April 2012.</em></p>
<p style="padding-left: 30px"><em>Properties are remaining on the market for an average of about two months, according to the <strong>San Diego</strong> Association of Realtors.</em></p>

<p>The median price for all North County <em><strong>San Diego</strong></em> home sales – attached and detached – jumped to $448,000 in March 2013 compared to $405,000 in February 2013.</p>
<p>Detached homes in North County <em><strong>San Diego</strong></em> increased 11.11 percent in March 2013 to $525,000 compared to $472,500 in February 2013. Year-over median price in North <em><strong>San Diego</strong></em> County jumped 26.51 percent compared to $415,000 reported in March 2012. Year-over median price has increased eight straight months, with the last seven months exceeding 10 percent. March 2013 marked the highest price in North County since mid-2008.</p>
<p>Detached home prices OUTSIDE North County increased 5.33 percent to $395,000 in March 2013 compared to $375,000 in February 2013. Year-over non-North County <em><strong>San Diego</strong></em> prices jumped 17.56 percent compared to $336,000 in March 2012, the twelfth month of year-over price increases.</p>
<p>Attached home prices in North County <em><strong>San Diego</strong></em> increased 9.69 percent to $317,000 in March 2013 compared to $289,000 in February 2013.</p>
<p>Non-North County attached home prices jumped 18.3 percent in March 2013 to $265,000 compared to $224,000 in February 2013.</p>

<p>The number of sold North <em><strong>San Diego</strong></em> County SFD units jumped 43.37 percent in March 2013 compared to February 2013. Year-over sold SFD units increased 10.47 percent compared to March 2012; year-over sold units have increased in 20 of the past 21 months.</p>
<p>Median days-on-market for single-family detached homes sold in North County fell to 26 days in March 2013 compared to 38 days in February 2013.</p>
