<h3>Below are the monthly indicators for the HomeDex North County home market activity for both attached and detached homes:</h3>

A trend of market balance is emerging as we approach the end of 2018. Prices are still rising in most areas including <em><strong>North County</strong></em>, and the number of homes for sale is still low, but there is a general shrinking of year-over-year percentage change gaps in sales, inventory and prices.</p>
<p>Closed Sales decreased 15.6 percent for Detached homes and 15.3 percent for Attached homes. Pending Sales decreased 3.5 percent for Detached homes but increased 1.9 percent for Attached homes. The Median Sales Price was up 5.1 percent to $715,000 for Detached homes and 13.3 percent to $465,000 for Attached homes.</p>
<p>Days on Market increased 8.3 percent for Detached homes and 15.4 percent for Attached homes in <em><strong>North County</strong></em>. Supply increased 40.9 percent for Detached homes and 40.0 percent for Attached homes. Stock markets experienced an October setback, but that does not necessarily translate to a decline in the real estate market.</p>
<p>The national unemployment rate has been below 4.0 percent for three straight months and during five of the last six months. This is exceptional news for industries related to real estate. Meanwhile, homebuilder confidence remains positive, homeownership rates have increased in the key under-35 buyer group and prices, though still rising, have widely reduced the march toward record highs.</p>

<p>You should always keep the countertops nearly clear when potential homebuyers are walking through. In fact, you should keep it down to about two to three essentials if you’re living there from day to day. For the fall season, you can add small elements like placemats, fruit and leaf decor (window drapings, vase, etc.).</p>
<p><strong>2.  “Fall odors”</strong></p>
<p>The smell of leaves, apple pie, pumpkin and cinnamon evoke the cozy feelings of fall. Candles are nice and actually baking something “fall-like” before a showing is a sure way to make potential buyers feel more at home during a showing.</p>
<p><strong>3. Colors of fall</strong></p>
<p>Depending on the current condition of your home, you might consider a fresh coat of paint. What color you decide to use may or may not be influenced by the season. While you should always lean towards neutral colors, you might consider accent walls or cabinets in browns or dark tones of red or green if you think they would work.</p>
<p><strong>4. Bring nature in</strong></p>
<p>If there are windows in the kitchen, make sure to keep them clean. Depending on the weather outside during a showing, you might open them and let the fresh air in. It helps to create a flow between nature outside and the atmosphere you’re trying to create in the kitchen. If your budget allows, you might also accent the windows with fall-like window treatments to create an even easier flow.</p>
<p><strong>5. Natural lighting elements</strong></p>
<p>Lighting is an essential element of home staging, no matter the season. In fall, in particular, it’s all about enhancing the twilight or sunset and complementing of all the fall colors. For lighting in your kitchen, consider accent and track lighting. Or, you could install recessed lighting on a dimmer switch, which will allow you to control the brightness of the kitchen to complement the mood outside.</p>

The monthly payment for the median-priced SFD home in non-North San Diego County decreased, to $2,440 in July 2015 from $2,436 in June 2015.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD home in North County decreased from 27 percent in June 2015 to 26 percent in July 2015, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County zip codes remained at 36 percent in July 2015.3</li>
<li>In June 2014, the affordability percentage was 25 percent in North San Diego County and 35 percent in non-North San Diego County.</li>

<p>The median price for all North County home sales – attached and detached – increased to $549,000 in July 2015 compared to $541,000 in June 2015.</p>
<ul>
<li><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA.jpg"><img loading="lazy" decoding="async" class="alignleft wp-image-3173" src="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA-150x150.jpg" alt="homedex" width="176" height="176" /></a> Detached homes in North County increased 1.63 percent in July to $625,000, compared to $615,000 in June 2015. Year-over median SFD price increased 3.73 percent, compared to $602,500 reported in July 2014.</li>
<li> Detached home prices OUTSIDE North County decreased 0.64 percent to $497,500 in July 2015 compared to $500,725 in June 2015. Year-over non-North County median price increased 6.08 percent compared to $469,000 in July 2014.</li>
<li>Attached home prices in North County decreased 3.82 percent to $375,000 in July 2015 compared to $389,900 in June 2015. Year-over SFA North San Diego County median price increased 4.68 percent, compared to $358,250 in July 2014.</li>
<li>Non-North County attached home prices decreased 3.38 percent to $328,500 in July 2015 compared to $340,000 in June 2015. Year-over non-North County SFA median price increased 4.29 percent, compared to 315,000 in July 2014.</li>
<li>The number of North San Diego SFD listings (active and contingent) increased 6.81 percent in July 2015 compared to June 2015, and decreased 5.47 percent year-over compared to July 2014.</li>
<li>The number of sold North San Diego County SFD units decreased 0.18 percent in July 2015 compared to June 2015. Year-over sold SFD units jumped 36.41 percent compared to July 2014.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 18 days in July 2015 compared to 17 days in June 2015.</li>
<li>The <em><strong>HomeDex</strong></em> affordability percentage for all homes in North San Diego County – attached and detached decreased to 31 percent in July 2015 compared to 32 percent June.</li>

<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County decreased, from $3,009 in March 2015 (based on a conventional mortgage) to $2,940 in April 2015. The monthly payment for the median-priced SFD home in non-North San Diego County increased, <img loading="lazy" decoding="async" class="alignleft wp-image-2797 size-thumbnail" src="http://www.marilynlawhead.com/wp-content/uploads/2013/09/North-County-150x150.jpg" alt="affordability" width="150" height="150" />from $2,315 in March 2015 from $2,329 in March 2015.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD home in North County increased, from 26 percent in March 2015 to 27 percent in April 2015, according to the North San Diego County HomeDexTM; the <em><strong>affordability</strong></em> percentage in non-North County zip codes remained at 38 percent in April 2015.3</li>
<li>In April 2014, the affordability percentage was 26 percent in North San Diego County and 36 percent in non-North San Diego County.</li>
<li>The HomeDexTM <em><strong>affordability</strong></em> percentage for all homes in North San Diego County – single-family detached and single-family attached together – remained at 33 percent in April 2015.</li>

The monthly payment for the median- priced SFA home in non-North San Diego County zip codes decreased, to $1,583 in April 20115 from $1,632 in March 2015.</li>

<li>The median price for all North County home sales – attached and detached – increased to $485,000 in March 2014 compared to $475,000 in February 2014.</li>
<li>Detached homes in North County decreased 1.51 percent to $556,000 in March 2014 compared to $564,000 in February 2014. Year-over median <em><strong>prices</strong> </em>for SFD homes in North San Diego County increased 5.9 percent, compared to $525,000 in March 2013, continuing a 20-month trend of sustained year-over median price increases.</li>
<li>Detached home <em><strong>prices</strong> </em>OUTSIDE North County increased 4.9 percent to $450,000 in March 2014 compared to $429,000 reported in February 2014. Year-over non-North County median price increased 13.92 percent compared to $395,000 in March 2013, continuing a 24-month trend of year-over median price increases.</li>
<li><span id="more-3192"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/02/home.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-3088" alt="prices" src="http://www.marilynlawhead.com/wp-content/uploads/2014/02/home-150x150.jpg" width="150" height="150" /></a>Attached home <em><strong>prices</strong> </em>in North County increased 0.54 percent to $322,813 in March 2014 compared to $321,083 in February 2014. Year-over SFA North San Diego County median price increased 1.83 percent, compared to $317,000 in March 2013, the 27th straight month of year over price increases.</li>
<li>Non-North County attached home <em><strong>prices</strong> </em>fell 1.47 percent to $290,650 in March 2014 compared to $295,000 in February 2014. Year-over non-North County SFA median price increased 9.68 percent, compared to 265,000 in March 2013.</li>
<li>The number of North San Diego SFD listings (active and contingent) increased 8.6 percent in March 2014 compared to February 2014, and increased 12.35 percent year-over compared to March 2013.</li>
<li>The number of sold North San Diego County SFD units increased 37.1 percent in March 2014 compared to February 2014. Year-over sold SFD units fell 13.66 percent compared to March 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County fell to 22 days in March 2014 compared to 33 days in February 2014.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – remained at 33 percent in March 2014.</li>

<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased, from $2,902 in January 2014 (based on a conventional mortgage) to $2,913 in February 2014.  The monthly payment for the median-priced SFD home in non-North San Diego County increased, from $2,196 in January 2014 to $2,214 in February 2014.</li>
<li>The percent of San Diego County households that could <em><strong>afford</strong> </em>the median-priced SFD home in North County remained at 26 percent in February 2014, according to the North San Diego County HomeDexTM; the affordability percentage remained at 38 percent in February 2014 in non-North County zip codes.</li>
<li>The affordability percentage was 36 percent in North San Diego County and 47 percent in non-North San Diego County in February 2013.</li>

<li>The percent of San Diego County households able to <em><strong>afford</strong> </em>the median-priced SFA home in North County increased, from 50 percent in January 2014 to 52 percent in February 2014.</li>
<li>The SFA home affordability level for non-North San Diego County zip code decreased to 55 percent in February 2014, from 57 percent in January 2014.</li>
<li>59 percent of county households were able to <em><strong>afford</strong> </em>the median-priced SFA home in North San Diego County in in February 2013, and 71 percent were able to afford the median-priced SFA home in non-North County zip codes.</li>
