<p><strong>Housing Affordability – Single-Family Detached Homes:</strong></p>
<ul>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in <em><strong>North County</strong></em> San Diego increased, to $2,680 in July 2013 (based on a conventional mortgage) from $2,649 in June 2013.</li>
<li>The monthly payment for the median-priced SFD home in non-<em><strong>North County</strong></em> San Diego increased to $2,067 in July 2013, from $2,015 in June 2013.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD home in <em><strong>North County</strong></em> remained at 28 percent in July 2013, according to the <em><strong>North County</strong></em> San Diego HomeDexTM, and the affordability percentage in non-North County Zip Codes decreased from 41 percent in June 2013 to 40 percent in July 2013.</li>
<li>In July 2012, the affordability percentage was 37 percent in North San Diego County and 47 percent in non-North San Diego County.</li>
<li>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – was 34 percent in July 2013.</li>
</ul>
<p><strong>HomeDex Report &#8211; Single Family Detached Homes:</strong></p>
<ul>
<li>The median price for all homes in <em><strong>North County</strong></em> San Diego – single-family detached and single-family attached – fell slightly from $495,000 in June 2013 to $494,000 in July 2013.</li>
<li>The median-priced single-family detached (SFD) home in North San Diego County decreased 0.18 percent, to $564,000 in July 2013 from $565,000 in June 2013.  Year-over median SFD price in North San Diego County increased 28.40 percent, compared to $439,250 in July 2012 – making 12 months of year-over median price increases (the last five months exceeding 20 percent).</li>
<li>The SFD median price in non-<em><strong>North County</strong></em> Zip Codes increased 1.22 percent, from $429,750 in June 2013 to $435,000 in July 2013.  Year-over non-North County median price jumped 22.54 percent, compared to $355,000 in July 2012, the sixteenth month of year-over median price increases.</li>
<li><span id="more-2755"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/08/North-County.jpg"><img decoding="async" class="alignleft size-thumbnail wp-image-2756" alt="North County" src="http://www.marilynlawhead.com/wp-content/uploads/2013/08/North-County-150x150.jpg" width="150" height="150" /></a>The median SFD price in San Diego County remained at $485,000 in July 2013. Year-over county-level SFD median price jumped 22.78 from July 2012.</li>
<li>The median days-on-market for <em><strong>North County</strong></em> San Diego SFD homes sold fell to 17 days in July 2013, from 19 days in June 2013.</li>
<li>The SFD median price-per-square foot increased to $264 in July 2013, from $261 in June 2013 – the highest price since January 2008 – and increased 23.68 percent increase year-over from July 2012.</li>
<li>The number of sold SFD units in North San Diego County increased 5.12 percent in July 2013 from June 2013.  Year-over sold SFD units jumped 15.98 percent compared to July 2012.</li>
<li>SFD total sales volume increased 43.22 percent year-over compared to July 2012, the sixteenth month of year-over increases.</li>
<li>SFD listings (active and contingent) in <em><strong>North County</strong></em> San Diego increased 3.53 percent in July 2013 from June 2013, but decreased 22.09 percent year-over compared to July 2012 – the 23<sup>rd</sup> month of year-over decreases in listings.</li>
<li>SFD listings (active and contingent) in San Diego County increased 4.66 percent in July 2013 from June 2013, and decreased 22.54 percent year-over from July 2012.</li>
