<li>The median price for all North County home sales – attached and detached – decreased to $513,500 in September 2014 compared to $518,500 in August 2014.</li>
<li>Detached homes in North County increased slightly by 0.84 percent to $600,000 in September 2014 compared to $595,000 in August 2014. Year-over median price for SFD homes in North <em><strong>San Diego</strong></em> County increased 5.26 percent, compared to $570,000 in September 2013, continuing 26-months of sustained year-over median price increases.</li>

<ul>
<li><img decoding="async" class="alignleft size-thumbnail wp-image-3364" src="http://www.marilynlawhead.com/wp-content/uploads/2014/08/San-Diego-150x150.jpg" alt="San Diego" width="150" height="150" />Detached home prices OUTSIDE North County increased 1.53 percent to $467,000 in September 2014 compared to $460,000 reported in August 2014. Year-over non-North County median price increased 3.92 percent compared to $449,450 in September 2013, continuing 30-months of year-over median price increases.</li>
<li>Attached home prices in North County increased slightly by 0.29 percent to $381,100 in September 2014 compared to $380,000 in August 2014. Year-over SFA North <em><strong>San Diego</strong></em> County median price increased 7.35 percent, compared to $355,000 in September 2013, continuing 32 straight months of year over price increases.</li>
<li>Non-North County attached home prices decreased 2.29 percent to $320,000 in September 2014 compared to $327,500 in August 2014. Year-over non-North County SFA median price increased 11.93 percent, compared to 285,900 in September 2013.</li>
<li>The number of North San Diego SFD listings (active and contingent) decreased 1.73 percent in September 2014 compared to August 2014, and jumped 17.67 percent year-over compared to September 2013.</li>
<li>The number of sold North <em><strong>San Diego</strong></em> County SFD units decreased 6.65 percent in September 2014 compared to August 2014. Year-over sold SFD units decreased 1.28 percent compared to September 2013.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 27 days in September 2014 compared to 25 days in August 2014.</li>
<li>The HomeDex affordability percentage for all homes in North <em><strong>San Diego</strong></em> County – attached and detached – increased to 32 percent in September 2014.</li>

<li>The North San Diego County median-priced single-family attached (SFA) <em><strong>home</strong> </em>decreased 0.59 percent, to $337,000 in January 2014 from $339,000 in December 2013.  Non-North San Diego County SFA home median price increased 1.06 percent, from $282,000 in December 2013 to $285,000 in January 2014.</li>
<li>North San Diego County SFA median price increased 18.25 percent year-over, compared to $285,000 in January 2013 – the 25th month of a year-over price increases.  Non-North County SFA median year-over price increased 25.55 percent, from $227,000 in January 2013.</li>
<li>San Diego County SFA <em><strong>home</strong> </em>median price increased 1.67 percent, to $305,000 in January 2014 from $300,000 in December 2013.  Year-over county median price increased 24.49 percent compared to January 2013.</li>

<li>The number of sold SFA <em><strong>home</strong> </em> units dropped 21.15 percent in January 2014 from December 2103; the number of sold SFA units in non-North County Zip Codes fell 12.98 percent in January 2014 from December 2013.</li>
<li>Year-over SFA sales in North San Diego County increased 1.38 percent, compared to January 2013. Non-North County year-over sold units increased 2.75, compared to January 2013.</li>
<li>SFA <em><strong>home</strong> </em> listings (active and contingent) in North San Diego County increased 7.01 percent in January 2014 from December 2013, and decreased 7.22 percent yearover compared to January 2013.</li>
<li>San Diego County SFA listings (active and  contingent) increased 4.54 percent in January 2014 from December 2013, and decreased 2.58 percent year-over compared to January 2013.</li>

<li>The median price for all homes in North San Diego County – <em><strong>single-family</strong></em> detached and single-family attached – declined from $478,500 in December 2013, to $475,000 in January 2014.</li>
<li>The median-priced <em><strong>single-family</strong></em> detached (SFD) home in North San Diego County increased 5.46 percent, from $540,000 in December 2013 to $569,500 in January 2014.  Year-over median SFD price in North San Diego County increased 22.47 percent, compared to $465,000 in January 2013 – an 18-month sustained trend of year-over median price increases.</li>
<li>The <em><strong>single-family</strong></em> detached median price in non-North County Zip Codes declined 2.32 percent, from $441,250 in December 2013 to $431,000 in January 2014.  Year-over non-North County median price increased 19.72 percent, compared to $360,000 in January 2013, a 22-month trend of year-over median price increases.</li>

<li>The SFD median price-per-square foot jumped, to $272 in January 2014 from $264 in December 2013, a 19.55 percent increase year-over compared to January 2013.</li>
<li>The number of sold <em><strong>single-family</strong></em> detached units in North San Diego County dropped 26.52 percent in January 2014 from December 2013; year-over sold SFD units declined 22.46 percent from January 2013.</li>
<li>SFD total sales volume decreased 6.39 percent year-over compared to January 2013, the second straight year-over decline after 20 months of increases.</li>
<li><em><strong>Single-family</strong></em> detached listings (active and contingent) in North San Diego County decreased 7.54 percent in January 2014 from December 2013, but increased 4.12 percent yearover compared to January 2013 – the first year-over increase in listings in 28  straight months.</li>

<li>The median-priced <em><strong>single-family</strong></em> detached (SFD) home in North San Diego County decreased 5.44 percent, from $570,000 in October 2013 to $539,000 in November 2013; year-over median SFD price in North San Diego County increased 11.25 percent, compared to $484,500 in November 2012 – this continues a 16-month trend of year-over median price increases.</li>
<li>The <em><strong>single-family</strong></em> detached median price in non-North County Zip Codes fell 1.38 percent, from $435,000 in October 2013 to $429,000 in November 2013.  Year-over non-North County median price was up 15.98 percent, from $369,900 in November 2012, a 20-month trend of year-over median price increases.</li>
<li>The median <em><strong>single-family</strong></em> detached price in San Diego County decreased 1.42 percent, to $469,250 in November 2013 from $476,000 in October 2013.  Year-over county-level <em><strong>single-family</strong></em> detached median price increased 14.45 percent compared to November 2012.</li>
<li>The median days-on-market for North San Diego County SFD homes sold increased, to 32 days in November 2013 from 30 days in October 2013.</li>

<li>SFD listings (active and contingent) in North San Diego County decreased 11.21 percent in November 2013 from October 2013, and decreased 5.12 percent year over from November 2012–the 27th straight month of year-over decreases in listings.</li>

<h3>When The Lawhead Team isn&#8217;t busy helping people find their dream homes, we love to take a break and play golf. We would like to share some helpful tips from the PGA:</h3>
<ul>
<li>To many people think that a sand wedge is just for bunker shots. The sand wedge should be used for sand shots as well as most pitch shots to the green.  The sand wedge whether a 54-degree or 58-degree has &#8220;bounce&#8221; on the sole of the club.</li>
<li>A carpenter&#8217;s chalk-line and a CD disc are great putting aids to have in your <em><strong>golf</strong> </em>bag. The chalk-line is useful to help you with your alignment and stroke. Find a straight six to ten foot putt on a practice green. Snap a chalk-line from the hole back to desired distance.</li>
<li>A pitch short or short chip shot from short grass or a tight lie can be a challenge even for the very best players. Make a few practice swings and brush the ground in a way you would do it if the ball was there.</li>
<li>If you miss the green and your ball ends up in a closely mown area don&#8217;t forget about the hybrid putt.  Approach the shot just as you would a putt.  Use your putting grip, stance, pre-shot routine and stroke.  You will find that with a little practice you will start getting up and down.</li>
<li>When the wind picks up you want to choose a club that is more than what you would normally choose.  Go through your normal pre-shot routine and then swing easy.  The windier it gets the easier you should swing.  You will quickly find that your <em><strong>golf</strong> </em>ball is boring through the wind and not ballooning.</li>
<li><span id="more-2948"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/12/golf.jpg"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-2949" alt="golf" src="http://www.marilynlawhead.com/wp-content/uploads/2013/12/golf-150x150.jpg" width="150" height="150" /></a>With over 60% of your strokes coming from inside of 100 yards, it is essential that you spend a proportionate amount of time on your short game as you practice.  You should devote most of your short game practice to putting and chipping.  These two shots make up the majority of your short game strokes.</li>
<li>Is your <em><strong>golf</strong> </em>bag organized?  Having your golf bag organized will help you greatly as you improve your skills.  Knowing where each club is within the bag, you will not lose focus on the shot you have planned, while you search for the proper club.</li>
<li>A greenside bunker shot is so much easier than most think. It is nothing more than a &#8220;fat pitch.&#8221; In a greenside bunker we want to hit the sand first.</li>
<li>The easiest way to learn the <em><strong>golf</strong> </em>swing is to relate it to another learned movement. The golf swing is a rotary movement; it contains a throwing element similar to baseball. For the non-athletes, it would be like skipping a pebble.</li>

<h3>The Lawhead Team would like to share some helpful moving tips we suggest everyone follows when moving into their new home.</h3>
<ul>
<li>Make A Checklist – For boxes that is! Label each box with a number and the name of the room they belong. On a piece of paper, list them on a checklist. Keep a copy when <em><strong>moving</strong> </em>and give another copy to the movers. This will be extremely helpful if the movers are loading another house into the same truck and a box or two turns up missing.</li>
<li>Neighbors – Make sure your neighbor you trust has a spare key to your old house. Chances are something will need to be checked after you leave or you may leave something behind when <em><strong>moving</strong></em>.</li>
<li>Hire A House Cleaner – <em><strong>Moving</strong> </em>your stuff and redecorating your new home is time consuming. Why not hire a professional home cleaner to get your home all cleaned and ready for you to move on in and start decorating!</li>
<li>Tape Cords To Electronics – Keep all your electronics together with their correct cords and remotes to make sure you don’t lose anything and everything ends up together where it is supposed to. You’d hate to get your TV all hooked up only to find out your remote is missing!</li>
<li>Eliminate Packing Paper – Go green and use towels and scarves to wrap your breakables. This also makes for less to move since your towels won’t need their own box!</li>

Cats do not usually like the car so make <em><strong>moving</strong> </em>as calm as possible. Even fish can sometimes get carsick and even die when the fishbowl is slopping all over. Keep their bowl as still as possible.</li>
<li>Utilities – Lastly, make sure to cancel all your utilities before you leave and have all your home’s new utilities turned on before you move in. No one likes trying to unpack boxes in candlelight!</li>

<p><strong><em>Housing</em> Affordability – Single-Family Detached Homes</strong><i> </i></p>
<ul>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFD home in North San Diego County increased, to $2,891 in September 2013 (based on a conventional mortgage) from $2,758 in August 2013. The monthly payment for the median-priced SFD <em><strong>housing</strong> </em>homes in non-North San Diego County increased, from $2,279 in September 2013 from $2,086 in August 2013.</li>
<li>The percent of San Diego County households that could afford the median-priced SFD <em><strong>housing</strong> </em>home in North County decreased, to 25 percent in September 2013 from 27 percent in August, according to the North San Diego County HomeDexTM; the <em><strong>housing</strong> </em>affordability percentage in non-North County Zip Codes was 36 percent in September 2013.</li>
<li>In September 2012, the <em><strong>housing</strong> </em>affordability percentage was 34 percent in North San Diego County and 47 percent in non-North San Diego County.</li>
<li>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – was 30 percent in September 2013.</li>

<li>The percent of San Diego County households able to afford the median-priced SFA home in North County decreased, to 47 percent in September 2013 from 51 percent in August 2013.</li>
<li>The SFA home <em><strong>housing</strong> </em> affordability level for non-North San Diego County zip code decreased, from 58 percent in August 2013 to 57 percent in September 2013.</li>
<li>60 percent of county households were able to afford the median-priced SFA home in North San Diego County in September 2012, and 69 percent were able to afford the median-priced SFA home in non-North County zip codes.</li>
