<p>The median price for all North County home sales – attached and detached – increased to $549,000 in July 2015 compared to $541,000 in June 2015.</p>

<li><a href="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA.jpg"><img decoding="async" class="alignleft wp-image-3173" src="http://www.marilynlawhead.com/wp-content/uploads/2014/03/HOA-150x150.jpg" alt="homedex" width="176" height="176" /></a> Detached homes in North County increased 1.63 percent in July to $625,000, compared to $615,000 in June 2015. Year-over median SFD price increased 3.73 percent, compared to $602,500 reported in July 2014.</li>
<li> Detached home prices OUTSIDE North County decreased 0.64 percent to $497,500 in July 2015 compared to $500,725 in June 2015. Year-over non-North County median price increased 6.08 percent compared to $469,000 in July 2014.</li>
<li>Attached home prices in North County decreased 3.82 percent to $375,000 in July 2015 compared to $389,900 in June 2015. Year-over SFA North San Diego County median price increased 4.68 percent, compared to $358,250 in July 2014.</li>
<li>Non-North County attached home prices decreased 3.38 percent to $328,500 in July 2015 compared to $340,000 in June 2015. Year-over non-North County SFA median price increased 4.29 percent, compared to 315,000 in July 2014.</li>
<li>The number of North San Diego SFD listings (active and contingent) increased 6.81 percent in July 2015 compared to June 2015, and decreased 5.47 percent year-over compared to July 2014.</li>
<li>The number of sold North San Diego County SFD units decreased 0.18 percent in July 2015 compared to June 2015. Year-over sold SFD units jumped 36.41 percent compared to July 2014.</li>
<li>Median days-on-market for single-family detached homes sold in North County increased to 18 days in July 2015 compared to 17 days in June 2015.</li>
<li>The <em><strong>HomeDex</strong></em> affordability percentage for all homes in North San Diego County – attached and detached decreased to 31 percent in July 2015 compared to 32 percent June.</li>

<h3>The Lawhead Team would like to share the latest HomeDex Report&#8217;s pricing for detached homes in North San Diego County:</h3>
<ul>
<li>The median price for all homes in North San Diego County – single-family detached and single-family attached – declined to $513,500 in September 2014, from $518,500 in August 2014.</li>
<li><span id="more-3443"></span><img decoding="async" class="alignleft size-thumbnail wp-image-2995" src="http://www.marilynlawhead.com/wp-content/uploads/2014/01/goals-150x150.jpg" alt="detached" width="150" height="150" srcset="https://marilynlawhead.com/wp-content/uploads/2014/01/goals-150x150.jpg 150w, https://marilynlawhead.com/wp-content/uploads/2014/01/goals-800x800.jpg 800w" sizes="(max-width: 150px) 100vw, 150px" />The median-priced single-family <em><strong>detached</strong> </em>(SFD) home in North San Diego County increased slightly by 0.84 percent, from $595,000 in August 2014 to $600,000 in September 2014.</li>
<li>Year-over median SFD price in North San Diego County increased 5.26 percent, compared to $570,000 in September 2013 – this was the 26th month of year-over median price increases.</li>
<li>The SFD median price in non-North County Zip Codes increased 1.53 percent, from $460,000 in August 2014 to $467,000 in September 2014. Year-over non-North County median price increased 3.92 percent, compared to $449,450 in September 2013 &#8212; the 30th month of year-over median price increases.</li>
<li>The median single-family <em><strong>detached</strong> </em>price in San Diego County declined 0.98 percent, to $515,000 in September 2014 from $510,000 in August 2014. Year-over county-level SFD median price increased 5.10 percent, compared to $490,000 in September 2013.</li>
<li>The median days-on-market for North San Diego County SFD homes sold increased from 25 days August to 27 days in September 2014.</li>
<li>The SFD median price-per-square foot was $280 in September 2014, a 3.77 percent increase compared to $270 in September 2013.</li>
<li>The number of sold single-family <em><strong>detached</strong> </em>units in North San Diego County fell 6.65 percent in September 2014 from August 2014, and decreased 1.28 percent year-over from September 2013.</li>
<li>SFD total sales volume increased 2.36 percent year-over from September 2013.</li>
<li>SFD listings (active and contingent) in North San Diego County decreased 1.73 percent in September 2014 from August 2014, and increased 17.67 percent year over compared to September 2013.</li>
<li>Single-family <em><strong>detached</strong> </em>listings (active and contingent) in San Diego County decreased 0.52 percent in September 2014 from August 2014, and increased 9.14 percent year-over compared to September 2013.</li>

<h3>The Lawhead Team always makes sure to stay on top of recent trends in the housing market and would like to share the HomeDex report for North County San Diego’s detached homes.</h3>
<p>The median price for all homes in North San Diego County – single-family detached and single-family attached – increased to $495,000 in August 2013 from $494,000 in July 2013.</p>
<p>The median-priced single-family detached (SFD) home in North San Diego County rose 1.95 percent, from $564,000 in July 2013 to $575,000 in August 2013.  Year-over median single-family <em><strong>detached homes</strong></em> price in North San Diego County jumped 26.10 percent, from $456,000 in August 2012 – the 13th straight month of year-over median price increases, last six months exceeding 20 percent. August 2013 reported the highest median SFD price since late 2007.</p>
<p>The single-family <em><strong>detached homes</strong></em> median price in non-North County Zip Codes remained at $435,000 in August 2013.  However, year-over non-North County median price was up 21.17 percent, compared to $359,000 in August 2012, making the 17th straight month of year-over median price increases.</p>
<p>The median single-family <em><strong>detached homes</strong></em> price in San Diego County remained steady at $485,000 in August 2013; however, year-over county-level SFD median price was up 24.36 compared to August 2012.</p>
<p>The median days-on-market for North San Diego County single-family <em><strong>detached homes</strong></em> sold increased, from 17 days in July 2013 to 21 days in August 2013.</p>
<p>The SFD median price-per-square foot increased from $264 in July 2013, to $273 in August 2013, a 26.23 percent increase year-over from August 2012 and the highest price since November 2007.</p>
<p>The number of sold single-family <em><strong>detached homes</strong></em> units in North San Diego County dropped 6.94 percent from July 2013 to August 2013.  Year-over sold SFD units fell 7.71 percent compared to August 2012.</p>
<p>Single-family <em><strong>detached homes</strong></em> total sales volume increased 1.90 percent year-over compared to August 2012, the 17th month of year-over increases.</p>
<p><span id="more-2799"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/09/detached-homes.jpg"><img decoding="async" class="alignleft size-thumbnail wp-image-2800" alt="detached homes" src="http://www.marilynlawhead.com/wp-content/uploads/2013/09/detached-homes-150x150.jpg" width="150" height="150" /></a>Single-family <em><strong>detached homes</strong></em> listings (active and contingent) in North San Diego County increased 11.49 percent from July 2013 to August 2013, but were down 8.62 percent year-over compared to August 2012 – the 24th month of year-over decreases in listings.</p>
<p>SFD listings (active and contingent) in San Diego County increased 2.81 percent from July 2013 to August 2013, but decreased 17.25 percent year-over from August 2012.</p>
<p>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single-family <em><strong>detached homes</strong></em> in North San Diego County increased, from $2,680 in July 2013 (based on a conventional mortgage) to $2,758 in August 2013.</p>
<p>The monthly payment for the median-priced single-family <em><strong>detached homes</strong></em> in non-North San Diego County increased, from $2,067 in July 2013 to $2,086 in August 2013.</p>
<p>The percent of San Diego County households that could afford the median-priced single-family <em><strong>detached homes</strong></em> in North County declined, from 28 percent in July 2013 to 27 percent in August, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County Zip Codes remained at 41 percent in August 2013.</p>
<p>In August 2012, the affordability percentage was 36 percent in North San Diego County and 47 percent in non-North San Diego County.</p>
<p>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – was 33 percent in August 2013.		</p>

<li>The median price for all homes in North San Diego County – single-family <em><strong>detached homes</strong></em> and single-family attached – increased from $470,000 in April 2013 to $485,000 in May 2013.</li>
<li>The median-priced single-family detached (SFD) home in North San Diego County rose 3.83 percent, to $555,500 in May 2013 from $535,000 in April 2013. Year-over median single-family <em><strong>detached homes</strong></em> prices in North San Diego County increased 23.72 percent, compared to $449,000 in May 2012, making a ten-month trend of year-over median price increases (the last three months exceeding 25 percent). Spring 2013 has reported the highest median prices in North County since mid-2008.</li>
<li>The single-family <em><strong>detached homes</strong></em> median price in non-North County Zip Codes rose five percent, from $400,000 in April 2013 to $420,000 in May 2013.  Year-over non-North County median price increased 21.74 percent, compared to $345,000 in May 2012, a 14month trend of year-over median price increases.</li>
<li>The median single-family <em><strong>detached homes</strong></em> price in San Diego County increased four percent, from $450,000 in April 2013 to $467,950 in May 2013.  Year-over county-level SFD median price increased 23.14 from May 2012, the 12th month of year-over median price increases.</li>
<li>The median days-on-market for North San Diego County single-family <em><strong>detached homes</strong></em> sold, fell from 19 days in April 2013 to 18 days in May 2013.</li>

<li>Single-family <em><strong>detached homes</strong></em> total sales volume jumped 35.33 percent year-over compared to May 2012, the 14th straight year-over monthly increase.</li>
<li>SFD listings (active and contingent) in North San Diego County increased 5.35 percent in May 2013 from April 2013, but decreased 34.56 percent year-over compared to May 2012 – continuing a 21-month trend of year-over declines in listings.</li>
<li>Single-family <em><strong>detached homes</strong></em> listings (active and contingent) in San Diego County increased 3.1 percent in May 2013 from April 2013, and decreased 35.46 percent year-over from May 2012.</li>

<li>The median-priced single-family <em><strong>detached home</strong></em> in North San Diego County increased 11.11 percent to $525,000 in March 2013 from $472,500 in February 2013. Year-over median SFD price in North San Diego County jumped by 26.51, compared to $415,000 in March 2012, continuing an eight-month trend of year-over median price increases (the last seven months exceeding 10 percent). March 2013 marked the highest median price in North County since mid-2008.</li>
<li>The single family <em><strong>detached home</strong></em> median price in non-North County Zip Codes increased 5.33 percent from $375,000 in February 2013 to $395,000 in March 2013. Year-over non-North County prices increased 17.56 percent, from $336,000 in March 2012, a 12-month trend of year-over median price increases.</li>
<li>The median single family <em><strong>detached home</strong></em> price in San Diego County increased 7.14 percent, from $406,000 in February 2012 to $435,000 in March 2013. Year-over county SFD median price increased 19.18 compared to March 2012, the tenth month of year-over price increases.</li>
<li>The median days-on-market for North San Diego County single family <em><strong>detached home</strong></em>s sold fell from 38 days in February 2013 to 26 days in March 2013.</li>
<li>The single family <em><strong>detached home</strong></em> median price-per-square foot jumped to $242 in March 2013, from $222 in February 2013, and was up 17.24 percent year-over from March 2012.</li>
<li>The number of sold SFD units in North San Diego County jumped 43.37 percent in March 2013 from February 2013. Year-over sold SFD units increased 10.47 percent compared to March 2012; year-over sold units have increased in 20 of the past 21 months.</li>
<li>SFD total sales volume increased 26.54 percent year-over from March 2012, the twelfth month trend of year-over increases.</li>
<li>SFD listings (active and contingent) in North San Diego County declined 2.89 percent in March 2013, from February 2013, and decreased 40.9 percent year-over compared to March 2012 (the 19th month of year-over declines in listings).</li>

<li>The percent of San Diego County households that could afford the median-priced single family <em><strong>detached home</strong></em> in North County decreased from 36 percent in February 2013 to 31 percent in March 2013, according to the North San Diego County HomeDexTM; the affordability percentage in non-North County Zip Codes decreased from 47 percent in February 2013 to 44 percent in March 2013.</li>
<li>In March 2012, the affordability percentage was 36 percent in North San Diego County and 45 percent in non-North San Diego County.</li>
<li>The HomeDexTM affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – decreased to 39 percent in March 2013 from 43 percent in February 2013.</li>

<h3>The Lawhead Team aims to stay up to date with the latest HomeDex Reports. Here is the latest HomeDex report for February for single detached homes in North San Diego County:</h3>
<ul>
<li>The median price for all North County home sales – attached and detached – decreased to $410,000 in January 2013 compared to $425,000 in December 2012.</li>
<li><em><strong>Detached homes</strong></em> in North County decreased 5.01 percent in January 2013 to $465,000 compared to $489,500 in December 2012. Year-over median price in North San Diego County increased 16.25 percent compared to $400,000 reported in January 2012. Year-over median price has increased six straight months, with the last five months exceeding 10 percent.</li>
<li>Detached home prices OUTSIDE North County decreased 6.01 percent to $360,000 in January 2013 compared to $383,000 in December 2012. Year-over non-North County prices increased 12.5 percent compared to $320,000 in January 2012, the tenth month of year-over price increases.</li>
<li>Attached home prices in North County increased 1.79 percent to $285,000 in January 2013 compared to $280,000 in December 2012.</li>
<li>Non-North County attached home prices decreased 6.97 percent in January 2013 to $227,000 compared to $244,000 in December 2012.</li>
<li>The number of North San Diego SFD listings (active and contingent) decreased 0.24 percent in January 2013 compared to December 2012 and dropped 44.85 percent year-over compared to January 2012.</li>
<li>The number of sold North San Diego County single family <em><strong>detached homes</strong></em> dropped 20.38 percent in January 2013 compared to December 2012. Year-over sold SFD units increased 22.57 percent compared to January 2012.</li>
<li>Median days-on-market for single-family detached homes sold in North County fell to 36 days in January 2013 compared to 48 days in December 2012.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 44 percent in January 2013 compared to 41 percent in December 2012.</li>
<li>The median price for all homes in North San Diego County – single-family <em><strong>detached homes</strong></em> and single-family attached – fell from $425,000 in December 2012 to $410,000 in January 2013.</li>
<li>The median-priced single-family detached (SFD) home in North San Diego County decreased 5.01 percent to $465,000 in January 2013 from $489,500 in December 2012.  Year-over median SFD price in North San Diego County increased 16.25 compared to $400,000 in January 2012 – year-over median price has increased six straight months, with the last five months exceeding 10 percent.</li>
<li>The single family <em><strong>detached homes</strong></em> median price in Non-North County zip codes dropped 6.01 percent from $383,000 in December 2012 to $360,000 in January 2013.  Year-over Non-North County prices increased 12.5 percent compared to $320,000 in January 2012 – the tenth month of year-over median price increases.</li>
<li>The median SFD price in San Diego County decreased 6.9 percent from $420,000 in December 2012 to $391,000 in January 2013.  Year-over county level SFD median price increased 12.03 from January 2012, for the eighth month of yearover price increases.</li>
<li>The median days-on-market for North San Diego County SFD homes sold fell from 48 days in December 2012 to 36 days in January 2013; the average number of days-on-market decreased to 68 days in January 2013 from 75 days in December 2012.</li>
<li>The SFD median price-per-square foot remained at $227 in January 2013, but increased 11.39 percent year-over compared to January 2012.</li>
<li>The number of sold SFD units in North San Diego County dropped 20.38 percent in January 2013 from December 2012.  However, year-over sold SFD units were up 22.57 percent from January 2012, continuing a 20-month trend of year-over increases in sold units.</li>
<li><span id="more-2167"></span><a href="http://www.marilynlawhead.com/wp-content/uploads/2013/02/detached-homes.png"><img loading="lazy" decoding="async" class="alignleft size-thumbnail wp-image-2169" alt="detached homes" src="http://www.marilynlawhead.com/wp-content/uploads/2013/02/detached-homes-150x150.png" width="150" height="150" /></a>SFD total sales volume increased 39.84 percent year-over from January 2012, a ten-month trend of year-over increases.</li>
<li>SFD listings (active and contingent) in North San Diego County dropped just 0.24 percent in January 2013 from December 2012 but dropped 44.85 percent yearover from January 2012 &#8212; the 17th month of year-over declines.</li>
<li>SFD listings (active and contingent) in San Diego County decreased 4.41 percent from December 2012 to January 2013 and 40.56 percent year-over from January 2012.</li>
<li>The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single family <em><strong>detached homes</strong></em> in North San Diego County decreased from $2,284 in December 2012 (based on a conventional mortgage) to $2,156 in January 2013. The monthly payment for the median-priced SFD home in Non North San Diego County decreased to $1,669 in January 2013 from $1,787 in December 2012.</li>
<li>The percent of San Diego County households that could afford the median-priced single family <em><strong>detached homes</strong></em> in North County increased from 34 percent in December 2012 to 37 percent in January 2013, according to the North San Diego County HomeDex the affordability percentage in Non-North County zip codes rose from 46 percent in December 2012 to 49 percent in January 2013.</li>
<li>The affordability percentage was 37 percent in North San Diego County and 48 percent in Non-North San Diego County in January 2012.</li>
<li>The HomeDex affordability percentage for all homes in North San Diego County – single-family detached and single-family attached together – increased to 44 percent in January 2013 from 41 percent in December 2012.</li>
