• The North San Diego County median-priced single-family attached (SFA) home decreased 3.14 percent, from $350,000 in November 2013 to $339,000 in December 2013.  Non-North San Diego County single family attached homes median price increased 0.53 percent, to $282,000 in December 2013 from $280,500 in November 2013.
• North San Diego County single family attached homes median price jumped 21.07 percent year-over, from $280,000 in December 2012, for 24 straight months of a year-over price increases.
• Non-North County SFA median year-over price increased 15.57 percent, compared to $244,000 in December 2012.
• San Diego County single family attached homes median price decreased 3.23 percent, from $310,000 in November 2013 to $300,000 in December 2013.  Year-over county median price increased 19.34 percent compared to December 2012.
• The median number of days-on-market for North County single family attached homes sold increased, from 28 days in November 2013 to 29 days in December 2013.  The average number of days-on-market increased from 42 days in November 2013, to 49 days in December 2013.
• The number of sold SFA units increased 6.49 percent in December 2103 from November 2013; the number of sold SFA units in non-North County Zip Codes increased 9.09 percent from November 2013 to December 2013.
• Year-over SFA sales in North San Diego County increased 1.09 percent, from December 2012. Non-North County year-over sold units decreased 8.67, compared to December 2012.
• SFA listings (active and contingent) in North San Diego County decreased 15.65 percent from November 2013 to December 2013, and decreased 21.43 percent year-over compared to December 2012.  San Diego County single family attached homes listings (active and contingent) decreased 14.41 percent from November 2013 to December 2013, and decreased 10.92 percent year-over compared to December 2012.

The Lawhead Team would like to share the recent HomeDex Report’s single family attached home prices for North County San Diego.

• The North San Diego County median-priced single-family attached (SFA) home fell 4.55 percent, to $315,000 in May 2013 from $330,000 in April 2013.  NonNorth San Diego County single family attached home median price increased 10.47 percent, from $265,000 in April 2013 to $292,750 in May 2013.
• North San Diego County single family attached home median price increased 24.02 percent year-over, from $254,000 in May 2012, marking the sixth month of year-over price increases exceeding 20 percent.  Non-North County SFA median year-over price jumped 39.4 percent, compared to $210,000 in May 2012.
• San Diego County single family attached home median price increased 5.17 percent, from $290,000 in April 2013 to $305,000 in May 2013.  Year-over county median price increased 32.61 percent, from $230,000 in May 2012.
• The median number of days-on-market for North County SFA homes sold decreased, from 19 days in April 2013 to 18 days in May 2013.  The average number of days-on-market increased, from 47 days in April 2013 to 53 days in May 2013.
• The number of sold SFA units increased 5.08 percent from April 2103 to May 2013; the number of sold single family attached home units in non-North County Zip Codes jumped 21.15 percent from April 2013 to May 2013.
• Year-over single family attached home sales in North San Diego County increased 4.09 percent, from May 2012. Non-North County year-over sold units increased 11.11, compared to May 2012.
• SFA listings (active and contingent) in North San Diego County increased slightly by 0.88 percent in May 2013 from April 2013, but dropped 46.18 percent year over from May 2012.
• San Diego County single family attached home listings (active and contingent) decreased 0.81 percent in May 2013 from April 2013, and decreased 38.02 percent year-over compared to May 2012.

• The North San Diego County median-priced single-family attached (SFA) home increased 4.1 percent, from $317,000 in March 2013 to $330,000 in April 2013. Non-North San Diego County single family attached homes median price remained constant at $265,000 in April 2013.
• North San Diego County single family attached homes median price jumped 29.41 percent year-over, compared to $255,000 in April 2012, marking the fifth month of year-over price increases exceeding 20 percent. Non-North County SFA median year-over price jumped 38.38 percent, from $191,500 in April 2012.
• San Diego County single family attached homes median price increased 1.75 percent, to $290,000 in April 2013 from $285,000 in March 2013. Year-over county median price increased 38.1 percent, compared to $210,000 in April 2012.
• The median number of days-on-market for North County SFA homes sold decreased to 19 days in April 2013, from 26 days in March 2013. The average number of days-on-market decreased to 47 days in April 2013, from 63 days in March 2013.
• The number of sold single family attached homes units fell 1.87 percent in April 2103 from March 2013; the number of sold SFA units in non-North County Zip Codes dropped 16 percent in April 2013 from March 2013.
• Year-over single family attached homes sales in North San Diego County increased 2.61 percent, compared to April 2012. Non-North County year-over sold units dropped 7.8, compared to April 2012.
• SFA listings (active and contingent) in North San Diego County decreased 5.35 percent from March 2013 to April 2013, and dropped 49.37 percent year-over from April 2012. San Diego County SFA listings (active and contingent) decreased 2.27 percent from March 2013 to April 2013, and decreased 40.71 percent year-over compared to April 2012.
• The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced SFA home in North County increased to $1,562 in April 2013. The monthly payment for the median-priced single family attached homes in non-North San Diego County zip codes increased to $1,254 in April 2013, from $1,241 in March 2013.
• The percent of San Diego County households able to afford the median-priced single family attached homes in North County was 53 percent in April 2013.
• The SFA home affordability level for non-North San Diego County zip codes remained at 62 percent in April 2013.
• 61 percent of county households were able to afford the median-priced SFA home in North San Diego County in April 2012, and 74 percent were able to afford the median-priced single family attached homes in non-North County zip codes.

Here is HomeDex’s latest report for the single family attached home industry located in North San Diego County. Sales of North County single family attached homes increased from last month.

• The North San Diego County median-priced single-family attached homes increased 9.69 percent to $317,000 in March 2013, from $289,000 in February 2013. Non-North San Diego County SFA home median price jumped 18.3 percent, from $224,000 in February 2013 to $265,000 in March 2013.
• North San Diego County single family attached homes median price increased 26.93 percent year-over, from $249,738 in March 2012, the fourth month of year-over price increases exceeding 20 percent. Non-North County SFA median year-over price increased 31.19 percent, compared to $202,000 in March 2012.
• San Diego County single family attached homes median price increased 14 percent, from $250,000 in February 2013 to $285,000 in March 2013. Year-over county median price increased 29.55 percent compared to March 2012.
• The median number of days-on-market for North County single family attached homes sold decreased from 37 days in February 2013 to 26 days in March 2013. The average number of days-on-market decreased from 68 days in February 2013 to 63 days in Marchs 2013.
• The number of sold single family attached homes increased 22.05 percent from February 2103 to March 2013; the number of sold SFA units in non-North County Zip Codes increased 35.75 percent from February 2013 to March 2013.
• Year-over single family attached homes sales in North San Diego County increased 10.69 percent, compared to March 2012. Non-North County year-over sold units increased 13.16, compared to March 2012.
• SFA listings (active and contingent) in North San Diego County increased slightly at 0.5 percent in March 2013, from February 2013, but declined 47.25 percent year-over compared to March 2012. San Diego County SFA listings (active and contingent) increased 1.96 percent from February 2013 to March 2013, but decreased 40.63 percent year-over compared to March 2012.
• The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single family attached homes in North County increased from $1,344 in February 2013 to $1,651 in March 2013. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes increased from $1,041 in February 2013 to $1,380 in March 2013.
• The percent of San Diego County households able to afford the median-priced SFA home in North County decreased to 50 percent in March 2013, from 59 percent in February 2013.
• The single family attached homes affordability level for non-North San Diego County zip codes fell to 58 percent in March 2013, from 71 percent in February 2013.
• In March 2012, 59 percent of county households were able to afford the median-priced SFA home in North San Diego County and 69 percent were able to afford the median-priced SFA home in non-North County zip codes.

Single-Family Attached Home Prices

• The North San Diego County median-priced single-family attached (SFA) home increased 1.4 percent from $285,000 in January 2013 to $289,000 in February 2013. Non-North San Diego County SFA home median price decreased 1.32 percent to $224,000 in February 2013, from $227,000 in January 2013.
• North San Diego County single-family attached median price jumped 30.18 percent year-over from $222,000 in February 2012. Non-North County SFA median year-over price increased 21.08 percent from $185,000 in February 2012.
• San Diego County single-family attached home median price increased 2.04 percent to $250,000 in February 2013 from $245,000 in January 2013. Year-over county median price increased 29.53 percent from February 2012.
• The median number of days-on-market for North County single-family attached homes sold decreased to 37 days in February 2013 from 48 days in January 2013. The average number of days-on-market decreased to 68 days in February 2013 from 74 days in January 2013.
• The number of sold single-family attached units increased 21.2 percent in February 2103 from January 2013; the number of sold SFA units in non-North County Zip Codes increased 4.35 percent in February 2013 from January 2013.
• Year-over SFA sales in North San Diego County increased 6.48 percent, compared to February 2012. Non-North County year-over sold units decreased 6.17, compared to February 2012.
• Single-family attached listings (active and contingent) in North San Diego County decreased 2.3 percent from January 2013 to February 2013, and dropped 50.75 percent year-over from February 2012. San Diego County SFA listings (active and contingent) decreased 3.5 percent in February 2013 from January 2013, and decreased 43.83 percent year-over from February 2012.

Housing Affordability – Single-Family Attached Homes

• The monthly payment – including principal, interest, property taxes, and insurance – for the median-priced single-family attached home in North County increased to $1,344 in February 2013 from $1,321 in January 2013. The monthly payment for the median-priced SFA home in non-North San Diego County zip codes decreased to $1,041 in February 2013 from $1,052 in January 2013.
• The percent of San Diego County households able to afford the median-priced single-family attached home in North County decreased from 60 percent in January 2013 to 59 percent in February 2013.
• The SFA home affordability level for non-North San Diego County zip codes increased from 70 percent in January 2013 to 71 percent in February 2013.
• In February 2012, 62 percent of county households were able to afford the median-priced SFA home in North San Diego County and 70 percent were able to afford the median-priced single-family attached home in non-North County zip codes.
