<li>Detached homes in North County declined 2.83 percent in April to $600,000, compared to $617,500 in March 2015. Year-over median SFD price increased 5.08 percent, compared to $571,000 reported in April 2014.</li>
<li>Detached home prices OUTSIDE North County increased 0.06 percent to $475,300 in April 2015 compared to $475,000 in March 2015. Year-over non-North County median price increased 5.62 percent compared to $450,000 in April 2014.</li>
<li> Attached home prices in North County increased slightly by 0.01 percent to $375,000 in April 2015 compared to $374,950 in March 2015. Year-over SFA North San Diego County median price increased 0.67 percent, compared to $372,500 in April 2014, continuing 39 straight months of year over price increases.</li>
<li>Non-North County attached home prices decreased 3.58 percent to $323,000 in April 2015 compared to $335,000 in March 2015. Year-over non-North County SFA median price increased 1.73 percent, compared to 317,500 in April 2014.</li>
<li>The number of North San Diego SFD listings (active and contingent) increased 7.38 percent in April 2015 compared to March 2015, and increased 2.33 percent year-over compared to April 2014.</li>
<li>The number of sold North San Diego County SFD units jumped 16.9 percent in April 2015 compared to March 2015. Year-over sold SFD units jumped 15.28 percent compared to April 2014.</li>
<li>Median days-on-market for single-family detached homes sold in North County decreased to 19 days in April 2015 compared to 22 days in March 2015.</li>
<li> The <em><strong>HomeDex</strong></em> affordability percentage for all homes in North San Diego County – attached and detached remained at 33 percent in April 2015.</li>

<p>When you’re preparing to put your <em><strong>home</strong></em> on the market certain updates can help increase the sale price of your home. <span id="more-3645"></span>But many homeowners make the mistake of going overboard with their <em><strong>home</strong></em> improvements. If you’re getting ready to sell, you should try to make the home appealing to the eye — and not just your eye.</p>
<p>Sometimes s<img loading="lazy" decoding="async" class="alignleft wp-image-3060" src="http://www.marilynlawhead.com/wp-content/uploads/2014/01/home-150x150.jpg" alt="home" width="205" height="205" />ellers think that getting their <em><strong>home</strong></em> ready to market is a perfect opportunity to make the home improvements they’ve been thinking about for years. They may install the aquarium inside the wall or re-tile the backsplash in the kitchen (in their favorite colors, of course), the way they’ve always wanted to do. A hand-painted mural on the living room wall is always a nice touch … not.</p>
<p>Staging your <em><strong>home</strong></em> is important, but you don’t want to overdo it. Just remember: You need to let go. This isn’t going to be your house anymore. The new buyers would like to erase your history from those walls. They’ll do their own thing, and you’ll be imprinting your design sense on your new home.</p>
<p><strong>If you’re planning on selling your <em>home</em> in the near future, keep these tips in mind.</strong></p>
<p><strong>In Home Staging, Less Is More &#8211; </strong>If you’re painting, try to keep the colors neutral. While you might like lime green, for instance, your potential buyers may not. If you plan to install new carpet, it should also be as neutral as possible. Alternately, you can offer the buyer an allowance for installation after close of escrow. This would enable the buyer to choose the carpet or decide on a different floor covering altogether.</p>
<p><strong>When to Make Major Updates &#8211; </strong>If you plan to stay in your <em><strong>home</strong></em> for a number of years, you may “step out there” by taking on more expensive home improvements like remodeling the kitchen or bathrooms. You can justify these home improvements because you and your family will be enjoying them for a long time to come.</p>
<p>A new kitchen gives you the best bang for your buck. New cabinets, countertops, and modern backsplashes can work wonders for the room that’s so often the focal point of your <em><strong>home</strong></em>. But be prepared for being without a kitchen for at least six weeks. This doesn’t sound bad until you do it. Remember, you’ll have no stove to cook on, and you’ll be doing dishes in the bathroom sink. In the end, though, it’ll be worth it. And not only will you be thrilled to get back into your kitchen, you can also revel in the fact that it’s clean top to bottom! (Just a word of advice: Don’t begin a kitchen remodel near a holiday. Microwaved turkey and instant potatoes do not seem quite right for Thanksgiving dinner.)</p>
<p><strong>Before You Make Home Improvements &#8211; </strong>If you do plan to make <em><strong>home</strong></em> improvements prior to putting your property on the market, get advice from a real estate agent, who will be familiar with what a typical buyer may be expecting. If you’re paying someone else to do the renovation work, check that person’s qualifications first, and don’t pay them more than 10 percent up front of the total cost of the proposal.</p>

<p><strong>The <em>Offer</em>: Every Coin Has Two Sides</strong></p>
<p>So the buyer has finally made “<em><strong>the offer</strong></em>” on your property. For them, it’s the culmination of weeks, months or possibly even years of looking for just the right place. They’ve logged many miles, hours of research, gathered several opinions and may have consulted various “experts” as to what’s involved with all that they want or need to do to the house. <span id="more-3615"></span><img loading="lazy" decoding="async" class="alignleft wp-image-2905 size-thumbnail" src="http://www.marilynlawhead.com/wp-content/uploads/2013/11/appraisal-150x150.jpg" alt="offer" width="150" height="150" />They’ve reviewed the market data with their agent. They know when you bought the property and what you paid. They have a copy of your seller’s disclosure and have visually assessed the condition of the home cosmetically and structurally. Based on an analysis of recent sales and local market trends, the buyer has worked with their agent to craft an <em><strong>offer</strong></em> worthy of what they hope is a positive response.<br />
For you as a seller, its a milestone in a journey of keeping the house perpetually clean, living through several showings and an array of feedback on your home. You’ve probably never heard so much feedback from the peanut gallery–agents and their customers. But in the end, the buyers with this <em><strong>offer</strong></em> have chosen your home as the place to have their life happen. It all comes down to this: will you accept, reject or counter the <em><strong>offer</strong></em>?</p>
<p><strong>What Happens Next?</strong><br />
The answer, of course depends. It depends on umpteen variables and scenarios, but let’s look at what happens once that <em><strong>offer</strong></em> is submitted.<br />
It starts with effective communication from the buyer’s agent to your agent. Sometimes it starts with the presentation of a story introducing the buyer and explaining what has led them to selecting your home. It should be meant to entice and hopefully interest you in beginning a conversation regarding finding an acceptable price and terms that both sides can agree upon. This helps soften the process instead of just sending in a form with a bunch of numbers, dates and legalese that don’t convey any sentiment or personality behind it.</p>
<p><strong>Before Responding to an <em>Offer</em>, be sure to ask these 3 Important Questions:</strong><br />
1. How much are the buyers offering and what will this offer net me?<br />
2. How solid do the buyers look and what are the chances of this going through?<br />
3. Are there any potential red flags or funky conditions of this<strong> offer</strong>?</p>
<p>Every seller has a target price or range they wish to settle on and you likely have yours. The seller’s agent is going to likely run a closing cost estimate for you that will project your costs based on the <em><strong>offer</strong></em> price made. There are closing costs associated with selling your home and they can vary depending on where in the country you are located. Once you know where things lie after closing expenses will help you in determining how to respond.</p>
<p><strong>From “For Sale” to “Sold”</strong><br />
Your motivation for determining how to respond to an <em><strong>offer</strong></em> may be driven by when you purchased the property, how much you owe, as well as other personal factors impacting your selling situation – are you electively relocating for a job or due to a corporate directed move? Is the move as a result of a life change – marriage, birth, divorce or death? You may also consider how your home compares in relation to its competition on the market as well as how long your home has been on the market and if you’ve had any other offers.<br />
But in reality, as your agent will likely advise, “a bird in the hand is worth two in the bush.” The market is speaking by the nature of the offer made and it would be in your best interest as a seller to try to work with it. Getting the conversation started on price and terms will hopefully result in a meeting of the minds between you and the buyer. After the finer points have been worked out, you will be able to go from “for sale” to “sold” and toast to a new chapter beginning in your life.		</p>
